Forest House was once a modest traditional stone cottage believed to date from about 1900. Over the years, it has been extended and approximately five years ago, its interior was transformed with a particularly high-quality refurbishment. The interior is now stylish, bright and contemporary whilst also retaining a warm traditional atmosphere.

The entrance porch opens into an impressive, bright open plan kitchen/dining/living room. Garden – Forest House is approached by a private road (over which Forest House has a right of access) which leads down to the River Tay. Two paved terraces are ideal for garden furniture in the summer and herbaceous borders interspersed with wild flowers and mown paths have been created within the lawn so that the garden is particularly beautiful in spring and summer. Raised beds beside the greenhouse provide space for growing vegetables and cut flowers.

Land - A further 1.18 acres of ground that belongs to Forest House lies on the opposite side of the track. It is a particularly pretty piece of ground which is covered in bluebells in spring. There is a useful outbuilding on the ground and it is an attractive piece of additional amenity ground. Planning Permission (now lapsed) had previously been approved for the construction of an outbuilding with accommodation above (18/01720/FLL).

Location

Forest House is situated 3 miles east of Dunkeld, in a peaceful and private location just 500 metres from the River Tay. Dunkeld is a picturesque town popular with visitors and locals alike for its hospitality and its active community. The town is well served with practical amenities such as a Co-op, health services and primary schooling. Dunkeld also has a railway station (with Caledonian Sleeper service to London) which connects the town to Edinburgh, Inverness and London. However, its popularity is as much to do with the small businesses and cultural activities flourishing in the town. These include an artisan bakery, a delicatessen, traditional music evenings, riverside beer gardens, galleries and craft shops. At its heart is a historic cathedral and cobbled town square. Dunkeld is linked to Birnam which has a post office and an arts centre.

Scenic walks can be enjoyed directly from the property, by walking down the Murthly Estate track to the banks of the River Tay or into the nearby bluebell woods. Other scenic local attractions include the Loch of the Lowes Nature Reserve, The Hermitage, and walking/cycling paths up to the hill lochs of Ordie and Benachally. The River Tay is celebrated for its world-class salmon fishing and golf courses nearby include Dunkeld, Blairgowrie and the internationally renowned courses at Gleneagles (30 miles). Additional leisure facilities are available at the Dunkeld House Hotel.

There is secondary schooling in Perth (18 miles) and in Aberfeldy (20 miles). Independent schools within 24 miles of Dunkeld include Craigclowan, Ardvreck, Strathallan and Glenalmond College. Dundee is 42 miles away and Edinburgh airport is 60 miles away.

Directions
