Description

Green Park has always had a talent for reinvention. It opened as a railway station in 1869, carried holidaymakers to the coast for the best part of a century, and then fell quiet in 1966, one of the many stations felled by Beeching's axe. It didn't stay that way for long. The old booking hall now houses a jazz brasserie four nights a week, the platforms host a Saturday market, and the Georgian square that gives the place its name has spent the intervening decades simply getting better looking. Flat 2 has had a first floor view of all of it.

Up the stairs, the flat announces itself immediately: this is the best ceiling height in the building, and it knows it. Every neighbour will be jealous, even if none of them will admit it over the garden fence (there isn't one, but you know what we mean). The sash windows, proper, oversized, Georgian sash windows, do the rest of the work, pulling in enough light that you'll forget you're two minutes from the middle of a city. No view of anyone else's stonework here either: just the green park opposite, which, rather conveniently, is also where the street got its name. Everything has been well looked after too. This isn't a flat that needs a project, it's one that's ready to be lived in, which is more than can be said for most of what's on the market this side of Great Pulteney Street.

Two bedrooms and a single, large, well proportioned, bright reception room make up the rest of it: a genuinely liveable layout rather than a squeezed one, with the kind of period scale that newer builds simply can't fake, no matter how many mood boards or grey carpets they throw at it.

The practicalities: it's leasehold with a share of freehold, 949 years left to run and ground rent at £0, which is about as close to freehold peace of mind as leasehold gets. Service charge is £1,440 a year, gas central heating throughout, EPC rating D, council tax band D. There's a resident permit scheme for street parking, and while the flat itself has no outdoor space of its own, there's a green directly opposite the front door: handy if there's a dog in your life, or you just fancy somewhere to sit that isn't your own sofa. Also, and rather surprisingly for a first-floor flat, it also has a fairly sizable loft space so there is storage aplenty in this apartment. 

And here's the trick of Green Park that most of Bath doesn't know: it's a dead end. You're a genuinely short walk from the city centre, the station and the river, but almost no one has a reason to drive down this particular street unless they live on it. It's central Bath with the traffic noise switched off, which, once you've lived somewhere with a bit of both, is the only combination you would ever want.

Bath itself needs no introduction. But living a few minutes from its middle, opposite a park with its own long and slightly theatrical history, is a different thing entirely from just visiting it.
