Description

An immaculate eighth-floor one-bedroom apartment measuring approximately 580 sq ft, with breathtaking views across the London skyline and arguably one of the most sought-after floor plans within the development.

The apartment offers a superb sense of space, with an open-plan kitchen and reception room leading onto a full-width covered balcony, perfect for year-round enjoyment. Both the reception room and bedroom open directly onto the balcony, making the most of the elevated position and far-reaching views.

The bedroom is a generous double and benefits from additional soundproofing as well as high-quality fitted wardrobes installed by the current owner. Further features include underfloor heating throughout and an excellent separate utility cupboard, providing useful additional storage and laundry space.

Residents of XY Development benefit from a 24-hour concierge and secure bike storage, while being just a short walk from the world-class transport connections at King’s Cross St Pancras and St Pancras International.

What do you love about your home?

The light and the views are probably what I’ll miss most. Every morning the flat floods with natural light, and opening the doors really brings the London skyline into the apartment. When you want peace and quiet, you can close them and the soundproofing is excellent – we genuinely don’t hear the neighbouring apartments.

The flat has also been incredibly comfortable and reliable over the nine years we’ve lived here. Underfloor heating throughout is a real luxury in winter, while the separate utility cupboard with washer/dryer, hanging space and storage is something we use every day.

There are also those special London moments you don’t necessarily think about when buying a home – watching the New Year’s Eve fireworks or Royal fly-pasts across the skyline from your own flat is pretty memorable.

What do you love about the area?

King’s Cross is incredibly well connected, but it has also become a brilliant place to actually live. Being able to walk to St Pancras and jump on the Eurostar to Paris still feels like a “pinch yourself” moment, even after nine years. Thameslink gives us direct connections to Luton and Gatwick, while Heathrow and Stansted are also straightforward to reach.

For everyday life, we walk along the canal to Camden or up towards Islington for a Sunday roast, and Lewis Cubitt Park, Granary Square and Coal Drops Yard are all on the doorstep. The Lighterman is a favourite, and there always seems to be something happening around the canal and Granary Square.

We also use Lime and Santander bikes constantly. Barry’s, 1Rebel and Third Space are all within around a 10-minute cycle, and Central London feels remarkably accessible.

Watching the area develop over the years has been exciting too, particularly with Google and other major companies establishing themselves here. Despite that growth, Coal Drops Yard and the canal-side area still somehow feel like a bit of a London secret.

What is it like living in the building?

There is a genuinely friendly and multicultural community within the building. Several of our neighbours have lived here since it first opened nine years ago, just as we have, and collectively we’ve had a really positive experience.

The apartments are exceptionally well soundproofed – despite being in the middle of London, we don't hear noise from the surrounding flats.

The concierge team are also a big part of what makes the building work so well. They’re reliable, helpful and genuinely friendly, with plenty of humour and warm smiles. After nine years, they and our neighbours have become part of what makes this feel like home.

We’re genuinely sad to be moving on. This was our first home and we’ve loved living here, but we know the next owner will find plenty to fall in love with too.
