Holland Park itself is the same three minutes away — 54 acres with the Kyoto Garden, tennis courts, the adventure playgrounds and a cafe, and the Design Museum on its eastern edge. Norland Place School and The Square Nursery School are both on Holland Park Avenue, with Notting Hill Preparatory and Avondale Park Primary a little further north.

Tesco Express is 220 metres away on Holland Park itself, Supermarket of Dreams is along Holland Park Avenue, and Little Waitrose at Notting Hill Gate covers the bigger shop. Westfield London, with John Lewis and Marks & Spencer, is two stops west on the Central line. Edera, Vori and Dajoo are all within a few hundred metres for dinner, and Portobello Road is a walk north. There is no gym in the building: GFIT is six minutes away at 168 Holland Park Avenue, and the park's tennis courts are closer still.
