Description

Owned since the 1980s, Devonia is a detached home offering approximately 1,315 sq ft of accommodation, together with driveway parking, an attached garage and a good-sized private rear garden.

Originally arranged as a three-bedroom house, the property was subsequently enlarged by a substantial extension, believed to date from around the 1970s. This added a fourth bedroom, ground-floor bathroom and study, while also increasing the size of the kitchen.

It is this later addition that gives Devonia much of its flexibility. Sitting slightly apart from the principal living accommodation, it could work particularly well for multigenerational living, regular guests, home working or anyone looking for bedroom and bathroom facilities on the ground floor.

The house now requires modernisation, but that is also where much of the opportunity lies. Rather than paying a premium for somebody else's choices, the next owner has the chance to rethink the property around the way they want to live.

The original ground floor is currently arranged with a front sitting room, separate dining room and adjoining kitchen. Subject to the necessary consents, there is an obvious opportunity to open and potentially extend these spaces to create a larger kitchen, dining and living area overlooking the garden, while retaining the sitting room as a separate reception space.

For someone with greater ambition, there may also be scope to explore extending above the garage, subject to planning permission and structural feasibility. This could increase the accommodation at first-floor level and create greater freedom to reconsider how the existing ground-floor bedroom, study and bathroom are used.

What makes Devonia interesting is the combination of space, flexibility and potential. It could be modernised largely within its existing footprint, adapted gradually over time or approached as a more ambitious project to create a very different contemporary home.

Outside, there is driveway parking for several vehicles, an attached garage, wide side access and a private rear garden with established planting.

The property is offered with no forward chain.

Location

One of Devonia's standout advantages is its proximity to Grosvenor & Hilbert Park, approximately 0.2 miles away and effectively sitting behind the property. One of the park's recognised entrances is on Upper Grosvenor Road itself, putting a substantial area of green space almost on the doorstep.

The park combines open recreation with woodland and nature areas and includes a large children's play area, football, basketball and five-a-side facilities, a skate and wheeled sports area, bowling green, community orchard and café. Parts of the woodland form a Local Nature Reserve, making this an equally useful setting for dog walks, running, children's play, sport or simply getting outside.

For commuters, High Brooms mainline station is approximately 0.5 miles away. Direct services run towards London Bridge, Waterloo East and London Charing Cross, typically reaching central London in under an hour, with regular services throughout the day. In the opposite direction, Tunbridge Wells is just one stop away, while Tonbridge is also easily reached and direct services continue south through Battle to Hastings and the Sussex coast.

Local transport is further supported by bus stops on and around Upper Grosvenor Road, providing regular connections into central Tunbridge Wells, Tunbridge Wells railway station, High Brooms and Rusthall, including the 281 service.

The area is particularly well served for education. Nearby primary schools include St Barnabas CofE VA Primary School, St John's Church of England Primary School, St Augustine's Catholic Primary School, Temple Grove Academy and St James' Church of England Primary School. Secondary options include The Skinners' School, Tunbridge Wells Girls' Grammar School, Tunbridge Wells Grammar School for Boys and Bennett Memorial Diocesan School.

Devonia is also well positioned for enjoying Tunbridge Wells town centre. Royal Victoria Place and Calverley Road are approximately 0.8 miles away, providing shops, cafés, restaurants and everyday amenities. From here, the town continues south through Mount Pleasant, past the Town Hall, Assembly Hall Theatre and The Amelia Scott, towards the independent shops and restaurants of the Old High Street and ultimately The Pantiles.

For someone wanting a house they can shape over time, the location is difficult to ignore: parkland almost immediately behind the property, a mainline station within easy reach, excellent access to schools and straightforward connections into both the practical and more characterful parts of Tunbridge Wells.

Agents Note

Electricity Substation
An electricity substation is positioned to the front of the property, close to the roadside boundary, and is clearly visible on arrival. It forms part of the immediate street scene, so prospective purchasers should take its position and appearance into account when considering the property.

Railway Line
An active railway line runs immediately beyond the rear boundary of the garden. Trains will therefore be visible and audible from the house and garden at various times throughout the day. As individual tolerance to this will vary, we recommend buyers take time during a viewing to assess the relationship between the property, garden and railway for themselves.

Condition and Modernisation
Devonia requires modernisation and further investment. Buyers should therefore approach the property on the basis that updating works will be required and budget accordingly.
