Description

This detached home in Balloch gives you plenty of space across both floors, with the three bedrooms downstairs and the main living areas above. The first floor is home to a large lounge and kitchen diner, while the games room downstairs adds another useful room that could easily become a fourth bedroom, second sitting room or hobby space. Outside, the garden rises behind the house with a summer house, shed and plenty of greenery, with Inverness only a short drive away.
A brick paved driveway covers much of the front of the house, providing off street parking for multiple cars, before a short set of steps leads up to the front door. White render covers the exterior, with dark panels breaking it up beneath the ground floor windows. Shrubs and flowers run along the edge of the driveway with trees and greenery running down the side.
A small vestibule leads into the hallway, where the staircase rises straight ahead. Timber runs through the doors, skirtings and handrails, while the ceiling above the hall is also finished in timber boards. A light grey carpet runs underfoot, with the bedrooms and other ground floor rooms opening from either side.
The first bedroom has a built-in wardrobe with white sliding doors and mirrored panels taking up one full wall. A light coloured patterned wallpaper runs around the room with a light grey carpet beneath. There’s easily enough room for a double bed with space left to move around it.
The second bedroom is another double with a stronger use of colour. One wall has been painted a deep blue colour while the remaining walls are covered with a cream wallpaper with a small repeating blue pattern. A broad window and radiator fill much of the exterior wall, with natural timber around the sill.
The third bedroom is a smaller room with pale green wallpaper and a timber framed window to one side with a radiator fitted to the side.
Also on this level is the games room, currently given over to a large model railway. It’s a long room with a window at the far end and strip lighting along the ceiling. The size gives it so much potential as it could become an additional bedroom, another sitting room or remain as a dedicated hobby space or home gym.
The home also benefits from a separate bathroom and shower room, both on the ground floor. The bathroom has a full sized bath with timber panelling around the side, set beneath a window at the far end. Green and cream tiles run around the lower half of the walls, with a decorative border separating the two. A white toilet and pedestal basin complete the room.
The separate shower room sits nearby and has a very different finish, with timber panelling around the walls and white tiles inside the shower enclosure. An electric shower is fitted within the cubicle, while the toilet and basin complete the room.
The utility room completes the ground floor space and houses the gas combi boiler, keeping the heating system and household jobs away from the main living rooms.
Upstairs, the main living room takes up a large part of the first floor. The timber panelled ceiling immediately stands out, running across the full width of the room and tying in with the natural wood around the windows and fireplace. A gas fire sits within a decorative tiled surround with a large timber mantelpiece around it. Being on the first floor, it enjoys elevated views from the tall windows which bring in plenty of daylight. The room is large enough to create more than one sitting area so can accommodate a sofa set up and dining table if you wish.
The kitchen diner has timber cabinets on three walls beneath light coloured worktops. A gas hob and built in oven are positioned along one side, with the stainless steel sink beneath the window. Around the window, red, cream and terracotta square tiles create a bold pattern that gives the kitchen its own character. There’s also a small breakfast bar area that subtly separates the kitchen from the dining space. The dining area has floral wallpaper covering one full wall with the others in a clean white. Wood effect flooring neatly ties in with the skirting boards and window frames.
A separate WC is handily placed on this floor. Timber panelling covers the lower walls, with a white basin to the side and a toilet beneath the frosted window.
The rear garden is arranged over several levels and has plenty of character. A paved path runs beside the house, with raised beds full of flowers, shrubs and small trees creating colour on either side. Stone steps and gravel paths lead further up through the garden, where a timber summer house sits on its own deck with space to sit outside, while a separate shed provides storage nearby. There is also a lawned section towards the upper end, with ferns, larger shrubs and tall trees beyond the boundary giving the whole garden a wonderfully green backdrop.
The reversed layout is what sets this house apart. Keeping the bedrooms downstairs leaves the whole upper floor for the main living spaces, while the games room gives you another substantial room to adapt as your needs change. Contact Hamish Homes today to arrange your private viewing and see how this unique layout works in person.
