Freehold

Description

An extended and improved five-bedroom home in a small development in the old quarter of Wroughton, set on a generous plot of around 0.2 acres with parking for six cars.

Built by Bellway Homes to their Luthier design in early 2024, the house has since been remodelled and extended and now provides approximately 2,200 sq ft of accommodation.

The centrepiece is the kitchen/dining/family room, with a large quartz-topped island with breakfast bar seating and bi-folding doors opening onto the rear garden. The kitchen has underfloor heating, a downdraught induction hob and integrated appliances including an American-style fridge freezer, dishwasher, oven, combination oven/microwave and Quooker boiling-water tap. A central roof lantern brings natural light into the whole space.

A ground floor guest suite with en-suite shower room sits at the rear of the house and works equally well as a second home office.

At the centre of the floorplan is a dining area and a practical boot room with extensive fitted storage and hanging space, with a door opening onto the driveway.

To the front are two reception rooms: a snug sitting room and a study. There is also a ground floor WC with laundry area and further storage cupboards.

On the first floor, the principal bedroom has an en-suite shower room, and there are three further bedrooms and a family bathroom.

Outside, there is a garage with eaves storage, a large garden store/workshop with power and light, and a well-stocked garden with patio seating areas and raised beds and borders.

Estate management charge: £312.26 per annum (2025/26).

Wroughton is a large village on the southern edge of Swindon, sitting at the foot of the Marlborough Downs where the North Wessex Downs National Landscape begins. The old quarter around the High Street and Church Hill has the village's oldest houses and its parish church, and the village itself has a good range of day-to-day amenities including a Co-op, pharmacy, doctors' surgery, library, pubs and cafés, together with a recreation ground, sports clubs and the Ellendune community centre. Barbury Castle and the Ridgeway National Trail are a short drive or a longer walk to the south, and the Science Museum's Wroughton site sits on the former airfield above the village.

Schooling is a particular strength: Wroughton Infant School (ages 4 to 7) and Wroughton Junior School (7 to 11) are both in the village, as is The Ridgeway School and Sixth Form College (11 to 18). Ridgeway Hospital, a private hospital run by Circle Health Group, is on the edge of the village on Moormead Road.

For commuting, Swindon town centre and the mainline railway station are around four miles to the north, with services to London Paddington in under an hour. The M4 is easily reached at both Junction 16 (via Wichelstowe and the A3102) and Junction 15 (via the A4361 and Coate), giving straightforward access west to Bristol and Bath and east to Reading and London.
