A particularly attractive feature is the fireplace with inset log-burning stove, perfect for those cosy winter evenings. The dining room flows through to the kitchen, creating a practical arrangement for everyday living. The kitchen is fitted with a range of cabinets and granite worktops, with appliances including a Rangemaster cooker, dishwasher and fridge.
The Basement level is an additional and particularly useful feature is the cellar, which is partly converted and currently provides excellent storage space. There is also a separate utility area and WC, adding further practicality to the accommodation. This is a versatile space with scope for a variety of uses depending upon individual requirements.
The first floor landing leads to two generous double bedrooms and the family bathroom. The master bedroom is particularly well proportioned, whilst the second bedroom also provides excellent double accommodation. Stairs continue to the upper floor where there are two further bedrooms together with a separate shower room. This gives the property four bedrooms in total and creates excellent flexibility for a growing family, guests or those requiring space to work from home.
Exterior – Shared steps rise to the front of the property, where there is a small and well-tended front garden.
The main garden lies to the rear and is a real feature of the property, arranged over a series of interesting tiers. Immediately adjoining the house is an attractive enclosed courtyard, providing a private area for outdoor dining and entertaining. There is also a useful right of way across the neighbouring property providing additional access.
Steps continue through the different levels of the garden, creating a variety of individual areas to sit, relax and enjoy the surroundings. A charming summer house provides a lovely retreat, whilst from the upper reaches of the garden there are delightful rooftop views across Ashbourne, including towards the distinctive spire of St Oswald's Church.

Owner's perspective - "I have really enjoyed living in my beautiful Victorian house for the past nine years. It has been a lovely home and a place where I have made many happy memories.
As a family, one of the things we have all appreciated most is its location. Being in town means that so many everyday amenities are within easy reach, including doctors, shops, schools, the leisure centre, bars, restaurants and the dentist. Having these facilities so close by has made life incredibly convenient and has been especially helpful for day-to-day living.
It has given us as a family home plenty of living space and has been adaptable over the years to suit our growing family needs.
I have also enjoyed the character and charm that comes with living in a Victorian house. It has a lovely sense of history and individuality that makes it feel very different from a modern property.
Our garden is terraced, with plenty of seating areas including decking and timber gazebo, with French bed, I love to escape up there with a good book!
There is a designated permitted parking area or street parking which myself and family use."
