Description

Pleasantly situated in the heart of the popular costal village of Stiffkey, this landmark Grade II listed period cottage offers spacious and versatile accommodation of character, considerable scope for personalisation/extension (subject to the required consents) and a stunning 0.42 acre lightly wooded, mature plot set in the northern slope of the Stiffkey valley backing on to the grounds of Warborough House.

The spacious and versatile accommodation retains many period details and offers ample scope for improvement to personal specification and includes two separate entrances making it ideal for when returning from the beach, or a long walk, with muddy dogs or children etc. The side door leads to a small lobby with cloakroom and bathroom off and then to the cosy family room complete with exposed beams and brickwork and a solid fuel burner. The very generous family kitchen/breakfast room has  front and rear aspects, a large fireplace recess which houses an Aga and staircase rising to the first floor. Another lobby leads to the comfortable sitting room  with front and side aspect and a fireplace housing a cast-iron solid fuel burner. There is also a large rear hallway with shower room/WC, door to rear garden and also providing access to a very large storage barn which has utility facilities. On the first floor there are four generous bedrooms, the principal bedroom offers scope for an en-suite , subject to listed building consent, as it has a walk-in eaves storage cupboard and drainage provision directly below.

Stiffkey is a picturesque village, set in an Area of Outstanding Natural Beauty, of predominantly pretty brick and flint cottages with the marshes leading down to the sea on one side and nestling in the valley next to the River Stiffkey to the other side. The coastal path is accessed off a small free car park at the end of Greenway where you can walk to Wells-next-the-Sea to the west and Morston to the east. Off the main road can be found the attractive Stiffkey Stores and Coffee Shop which is open 7 days a week in the summer and offers a Post Office counter, everyday groceries as well as a wide range of locally grown produce, homewares, gifts and wines. Close by is The Red Lion, a renowned traditional Norfolk pub serving good locally sourced food.

To the east is Morston where you can take a boat trip out to see the seals at Blakeney Point and treat yourself to a meal at the Michelin starred restaurant at Morston Hall. Just over a mile further on is Blakeney to the east whilst Wells-next-the-Sea is 3 miles to the west from Stiffkey with its beautiful sandy beach, dunes and colourful beach huts fringed by pinewoods.

Mains electricity, mains water and mains drainage. Oil fired radiator heating. EPC Rating Band N/A as Grade II listed.

North Norfolk District Council, Holt Road, Cromer, Norfolk, NR27 9EN. Council Tax Band E.

OUTSIDE

The rear garden is an absolute delight, extending to 0.42 of an acre and set into the northern slope of the Stiffkey valley. The grounds are lightly wooded and offer total privacy with formal lawns and informal areas, an area set aside for garden waste/composting and ample scope for further cultivation. There is an elevated terrace/seating area with lovely views over the garden and valley beyond and a large timber garden shed. Adjacent to the utility/storage barn there is another large storage shed. Wrought iron double gated access from Church Street provides off road parking, although this area would benefit from some upgrading.
