Description

Old Newbridge Hill is a handsome 1930s Bath stone home, thoughtfully extended and arranged over three floors, with four bedrooms, generous open plan living space and wonderful far reaching views across the valley.

The separate sitting room, four bedrooms across the upper floors and an easy connection to the garden give everyone plenty of room. The ground floor has a fantastic sense of space, with the rear of the house opened up to create one large, sociable living area. There is room for a substantial sofa to the rear in front of the wide Bi-fold doors, which frame the garden and open deck which has an amazing view of the hills and sunsets, and large skylights.

The kitchen sits naturally at the centre of the room, with plenty of storage, integrated appliances and generous quartz worktops. There is space for a large fridge freezer and a large island provides additional preparation space as well as breakfast bar seating. At the back of the kitchen is a really useful utility area, with worktops, space for both a washing machine and tumble dryer, and the cupboard housing the combi boiler.

Also, at the heart of the house is a generous dining area, with plenty of space for a large table and a fitted breakfast cupboard. It is a great room for entertaining. There are also glass doors to the sitting room for a bit of seclusion where there is a large bay and a working fireplace. The hallway leads upstairs with glass balustrade stairs with storage under.

On the first floor are three bedrooms, comprising two large doubles and a single. There is built in storage, stone mullioned windows to the front and lovely views to the rear. A family bathroom with a large shower cubicle completes this floor, before stairs rise to the second level. The top floor has been brilliantly converted to create an impressive principal bedroom within a large dormer loft conversion. The views from here are incredible, stretching towards Bath in one direction and out across the surrounding countryside in the other. There is also a good sized en suite, velux window, useful eaves storage and a generous wardrobe area.

The garden to the rear is fantastic with the deck leading down to two sections of garden. There are spaces to sit and entertain, privacy is provided by hedges and pear tree with a large studio office at the rear. Under the house is a large undercroft for storage. There is access to the rear lane.

Parking is straight forward with unrestricted parking to the front.

Newbridge is a particularly popular part of Bath, combining a strong community feel with excellent local amenities and easy access both into and out of the city. Families are particularly well served, with Newbridge Primary School and Oldfield School both close by, while the Royal United Hospital is also within easy reach. Chelsea Road sits at the heart of the neighbourhood, with its independent cafés, deli, shops and useful everyday amenities, while nearby Weston provides another excellent collection of shops, cafés and local services.

Down towards the river, the towpath provides a lovely route for walking, running and cycling, with an easy connection back towards the centre of Bath. Royal Victoria Park is also close by, providing acres of open green space within easy reach. For those travelling further afield, the western position of Newbridge is particularly convenient, with straightforward access towards Bristol and the M4 without having to cross the city. At the same time, Bath city centre remains easily accessible on foot, by bicycle, bus or car.

It is a location that works exceptionally well for everyday life with good schools, independent shops, the river and countryside close at hand, and excellent connections to both Bath and Bristol.
