Description

OPEN HOUSE SATURDAY 3RD OCT - RSVP REQUIRED

The garden doors stand open, a breeze moves through the kitchen, and Sunday lunch is in no hurry to end. Further inside, light catches the grain of the wooden floor, and the sitting-room bay offers a quiet place to lose an hour to a book. There is room for company and solitude here, for a busy household and the small pleasure of an afternoon to oneself.

Recently refurbished and in excellent condition, this five-bedroom Victorian home on Chesterfield Gardens, Harringay, combines generous living spaces with a large garden. The ground floor opens beautifully from front to back, allowing conversation and everyday life to flow between rooms, while the floors above offer places to retreat.

Beyond the front door, where stained glass catches the light, Green Lanes is close enough for fresh bread in the morning, a favourite café to become a regular haunt and dinner out to end with a walk home. Finsbury Park brings space for weekend walks and afternoons outdoors, while the friendly community is part of what makes Harringay Gardens feel like home. Here, there is space to put down roots, make new traditions and build a life in a family-friendly neighbourhood that becomes part of the story.

Guide Price £1,100,000-£1,200,000

IN THE OWNER'S WORDS

“I bought the house in 2003, and it looked very different back then! For all that’s close by, our road feels really quiet. The neighbours are friendly, there are lots of families, and there’s a real sense of community. That friendliness is something I noticed from the beginning, and being part of this community means a great deal to me.

I love spending my mornings downstairs. I have a cup of tea on the decking at the end of the garden, where it catches the morning sun. By late morning, the sunshine really reaches into the garden, and it’s lovely being in that big, open space downstairs with everything opening out towards it.

The house is much bigger than it looks from the road. With three children, what I love about the downstairs is that someone can be watching television, someone can be at the piano and someone else can be at the dining table, and we’re all still together. Everyone has room to do their own thing. On a rainy afternoon, it feels really cosy; it’s a warm house in winter, and it stays quite cool in summer.

That openness is lovely when we have people over, too. There’s space for big parties, with the doors folded back and everyone moving between the house and garden. We also get so much fruit from the neighbours’ trees: cherries, figs and apples. I’ll always associate this house with the smell of sweet figs.

Having the shops so close is another part of everyday life that I really appreciate. One of my children loves baking and has been able to pop out for ingredients since their teens. There are twenty-four-hour shops just a few minutes away, so it’s easy to get whatever’s missing and carry on.

And there are so many places I love nearby. I’m always in Mum’s; they do really nice salads and the tiramisu is amazing The Dusty Knuckle is wonderful for breakfast, and I like Stamp too. Green Lanes has become quite a destination for foodies!

Then, when we want some time outside, we love cycling around Finsbury Park in the early evening. The duck pond is lovely, and it’s such a nice place to have nearby when there are little children in the family.

I will deeply miss living here - the house and the neighbourhood!”

THE HOUSE

Behind the black-and-white Victorian façade, ca 1,648 sq ft (153.11 sq m) of accommodation is arranged across three floors.

The ochre front door features newly fitted stained-glass panels with floral motifs and textured glass.

DOUBLE RECEPTION ROOM

The front sitting room has the generous proportions of the original house, with a tall bay window, fitted shutters and warm, soft taupe coloured walls. Herringbone engineered oak wood flooring brings natural grain and texture underfoot, while exposed brickwork within the former fireplace recess adds character to the chimney breast. The room comfortably accommodates sociable seating without losing its intimate feel.

Beyond, a second reception area provides a flexible space for music, reading or family life. Broad openings maintain a long view through the ground floor, with the garden visible beyond the kitchen. The layout gives each area its own purpose while preserving the pleasure of being connected.

The transition into the extended kitchen and dining room brings a change in scale and light. Rooflights brighten the rear of the house, and the wide garden doors extend the view outdoors. A utility cupboard, ground-floor WC and additional cupboard storage keep practical needs close at hand.

KITCHEN AND DINING SPACE

Deep navy cabinetry gives the kitchen its distinctive colour, complemented by white quartz across the worktops and central island. Copper-toned detailing adds warmth, while white tiled splashbacks keep the palette fresh. Daylight from three rooflights brings out the contrast between the rich cabinetry and the lighter surfaces.

The island sits lengthways within the room, creating a generous preparation area and maintaining an open view towards the garden. Storage runs through the wall and base cupboards, tall cabinetry and island, leaving plenty of room to put away cookware, provisions and the everyday things that otherwise gather on worktops.

There is space to cook comfortably while remaining part of the conversation at the dining table. The dining area accommodates a substantial table with room around it, making the kitchen equally welcoming for everyday meals and a houseful of guests. With the garden doors folded back, the whole room takes on an easy, open-air feel.

Appliances include a Faber hob and extraction system, a Bosch oven and dishwasher, and a freestanding LG American-style fridge-freezer.

BEDROOMS AND BATHROOMS

Five generous double bedrooms are arranged across the upper floors, with three on the first floor and two within the loft conversion. This arrangement offers flexibility for family bedrooms, guests and working from home.

The primary bedroom spans the width of the house, with a bay window and an additional window bringing in generous light. Cool greige walls and warm wood flooring create a restful setting, with space for a reading chair or desk as well as bedroom furniture.

Colour continues into the bathrooms, where the attention to detail is particularly apparent. In the first-floor bathroom, deep plum walls sit above white ceramic tiles and contrasting pink grouting and vanity storage, with brass fittings, a curved freestanding bath and a patterned floor giving the room warmth and personality. The upper-floor shower room takes a richer, earthier palette, pairing glossy chocolate-toned tiles with brass fittings, a curved shower enclosure and pink vanity storage.

GARDEN

Extending approximately 53 feet, the garden gives the house a generous outdoor space for eating, relaxing and playing. A lawn and stepping stones lead towards the decking at the far end, creating another place to sit away from the house. Greenery around the boundaries softens the outlook from the kitchen, keeping the garden present in everyday life even when the doors are closed.

RENOVATION AND ENERGY PERFORMANCE

The 2022-2023 renovation included the loft conversion and ground-floor side-return and rear extension. The house also benefits from a Worcester combi boiler and a whole-house water filtration system.

Its EPC rating of B is particularly impressive for a Victorian terraced house. The property is offered chain-free.
