The Property
A beautifully presented and generously proportioned two-bedroom period property, offering approximately 1,003 sq. ft. (93.2 sq. m.) of accommodation arranged across the ground and lower-ground levels, together with a delightful private rear garden and patio area.

The ground floor features a welcoming hallway leading to a bright and spacious reception room, enhanced by an attractive bay window that allows plenty of natural light into the room. To the rear is a separate fitted kitchen overlooking the garden, while the second bedroom is also positioned on this level and offers excellent flexibility as a bedroom, home office or guest room.

The lower-ground floor provides an impressive principal bedroom measuring approximately 5.00m x 3.88m, creating a particularly spacious and comfortable retreat. There is also a separate utility room and a well-appointed bathroom featuring a freestanding bath and separate shower.

One of the property's standout features is its outside space. The home benefits from a private patio and mature rear garden, providing a wonderful setting for outdoor dining, entertaining or simply relaxing during the warmer months.

The property combines period character with comfortable, versatile accommodation and would make an attractive home for buyers looking for generous internal space alongside a private garden in a well-connected East London neighbourhood.

Location

Rushmore Road is situated in the sought-after Lower Clapton area of Hackney, close to the independent shops, cafés, restaurants and amenities found along Chatsworth Road and Lower Clapton Road.

For outdoor space, Millfields Park is nearby, while Hackney Marshes, Springfield Park and the Lee Navigation provide further opportunities for walking, cycling and recreation.

The area is particularly well connected. Hackney Central station is approximately 900 metres away, with Clapton, Homerton and Hackney Downs stations also around 1km from the postcode, providing convenient connections towards Liverpool Street, Stratford, Highbury & Islington and other parts of London.

Families are also well served by local schools, with Rushmore Primary School and Millfields Community School approximately 200 metres away, and Clapton Girls' Academy approximately 200 metres away according to postcode-level data.

With its combination of independent local amenities, green spaces and strong transport connections, this is an appealing location for those wanting to enjoy the lifestyle and connectivity of Hackney and Lower Clapton.

A word from the owners...
We have absolutely loved living in this little pocket of Hackney and would happily stay if we didn’t need more space for our growing family.

The garden has been one of the greatest joys of the house. In summer, the kitchen window becomes a serving hatch for drinks and food, and we’ve enjoyed barbecues, dinners with friends and even watching football outside. It has also been a wonderful space for our children, with fresh herbs and, at times, our own fruit and vegetables.

Inside, the house is full of character, with original features, beautiful bay windows and high ceilings. We also love having our bedroom downstairs, which stays cosy in winter and wonderfully cool in summer.

We’ve made so many happy memories here, from bringing our second baby home to birthday parties, cosy winter evenings and long summer nights in the garden.

We also love the area so much that, while looking for somewhere bigger, we’ve already viewed two properties on the same street! Lower Clapton has a fantastic community feel, with brilliant restaurants, cafés, wine bars, The Elderfield, L’Epicerie and Chatsworth Road Market nearby. There are great schools, playgrounds, the marshes and plenty of activities for children close by.

We feel incredibly lucky to have lived somewhere with such a strong sense of community, great food and greenery on the doorstep, and we hope the next owners love it just as much.
