Ref. GABDAR - We are delighted to introduce you to a two-bedroom village house, that is absolutely captivating. From the outside it is attractive, while modest, but inside - be prepared for a surprise.

The front door opens onto a comprehensively fitted kitchen complete with dishwasher, oven/hob, fridge freezer. To the right is bedroom one, with reversible air conditioning and its own shower and washbasin.  There’s a WC on this ground floor level too.

As you walk through the kitchen, you find yourself in the living room/ dining room.  The double height ceiling accentuates the light, space and airiness.  A cheery fireplace in the corner of the living room makes the room cosy in the winter; reversible air conditioning and a ceiling fan cools the room in the summer.  

A glass door leads onto the beautiful terrace - suddenly your living space is doubled.  The terrace has multiple seating areas on different levels allowing you to live the Mediterranean lifestyle. A comfortable sun-trap, and a breath-taking view, will mean you may find it's impossible to tear yourself away. 

There are high stone walls either side, these open to an extensive view of the river and up into the hills of the Haute Languedoc National Park. From the early morning until the late warm evening you have a year-round, uninterrupted idyllic vista - watch the kingfishers and herons and the arrival of the swallows in the summer. There’s fascinating wildlife at the water’s edge and you are close enough to see the shoals of trout.  

Back into the house and up a short flight of stairs and you are on the landing overlooking the ground floor. A prime position to see the beautiful original terracotta tiled floor and the exposed stone walls, cleverly rendered to accentuate their character and highlight their rustic charm.

The upstairs air conditioned bedroom is a good sized double. The use of space is ingenious; one of the walls is a glass “French window” with curtains, offering the option of light and a view, or complete privacy. There’s a shower room too, with a double shower and lavatory, and across the landing, a laundry room with hanging space and a washing machine.

Gabian is a village rich in history with stories of Roman settlement, Medieval water mills and the 17th Century naturally occurring “miracle oil”. The village boasts a fantastic boulangerie / patisserie, a pharmacy, a grocer's and a great bar/restaurant.

A 5 minute drive to Roujan, with all the facilities you might need, including a large supermarket. Pézenas, 20 minutes away, is an art and cultural centre steeped in history.The wonderful city of Montpellier is an hour's drive and you can be on the Spanish border in a couple of hours.
