Description

A characterful 17th-century barn conversion with a small holding, set within attractive countryside on the edge of Oxford. The property offers well-balanced accommodation extending to five bedrooms and five bathrooms, complemented by a range of useful ancillary buildings, including an annexe and separate studio. Combining period features with modern practicality, Caspian Barn provides a rare opportunity to enjoy a rural setting with excellent access to the city.

The owners say

"One of the principal attractions of Caspian Barn has always been its unique position. The house enjoys far-reaching views across the surrounding countryside while remaining within easy reach of Oxford and its extensive amenities.

The property offers a genuine country lifestyle. We have enjoyed keeping chickens, maintaining a productive vegetable garden and creating an environment that attracts a wide variety of wildlife. The gardens have matured over the years and are now filled with colour and wildlife throughout the seasons.

The barn itself is wonderfully light and spacious, with double-height ceilings that enhance the sense of openness throughout the principal living areas.

The annexe has proved particularly versatile, providing comfortable accommodation for family members and guests, whilst retaining a sense of independence with its own garden and parking.

The separate studio, built during our ownership, has also been invaluable. It currently serves as a studio space but could equally be used as a home office, hobbies room or additional accommodation, subject to any necessary consents.

Above all, Caspian Barn has been a wonderful home for bringing family and friends together and enjoying the best of both countryside living and proximity to Oxford."

The property is surrounded by open countryside, approximately 4 miles from the city of Oxford. Botley is even closer with a range of shops and cafes. There is a Co-op, Tesco, Iceland, library, chemist, medical surgery, optician, florist, butcher, post office and dental practice. In the opposite direction lies the village of Farmoor, home to the Oxford Sailing Club and the beautiful Farmoor Reservoir. The reservoir is a popular destination for outdoor pursuits, offering sailing, trout fishing and kite surfing.

The city of Oxford and the market towns of Abingdon and Witney provide further shopping, leisure, and recreational facilities. Communications in the area are excellent, with access to the A420, A40 and A34 linking the M4 and M40. Additionally, it is on a bus route into Oxford with 4 buses an hour.

It is well served by schools with Matthew Arnold and St Bartholomew’s. Independent schools such as Radley, Abingdon, St Edward’s, Magdalen College School, Oxford High, Cokethorpe and many leading prep schools such as Summer Fields, St Hugh’s and the Dragon. Sporting facilities include golf at Frilford Heath and Hinksey Hill, Tilsley Park astro turf for hockey, football, and racing available at Cheltenham and Newbury, and water sports at the nearby Farmoor reservoir.
