Description

Spacious, smart and chain free garden flat of over 800 square feet – with a Freehold-share – just a five minute walk from St John's Station, 12 from Brockley Station and 15 from Lewisham Station/DLR

St Johns connects you to London Bridge in 10 minutes. And Brockley goes directly to Highbury & Islington (30 mins), Crystal Palace (12 mins) and Whitechapel (for the Lizzie line, 15 mins).

Find your new home within a beautiful bay-fronted semi. It is set over the entire lower ground floor and has its own entrance. Access your private and super sunny rear garden directly from your large reception or via gate at the side of the house. In the summer months, you will have the sun until 7pm!

The location also packs a punch: you are sitting pretty in lovely and leafy Brockley Conservation Area, close to Brockley Market (held on Saturdays 10am-2pm in Lewisham College’s walled car park) and to Hilly Fields in the other direction.

Nip down the side of the house and open your glazed front door into your big reception room, of over 22 feet by over 16 feet, with smart engineered oak to the floor. Custom-made alcove storage (cupboards and shelves) impresses, and you have a big storage cupboard over this side of the room, too. It's a natural spot here for your dining table and chairs, next to the kitchen. You can buy a huge sofa or two for the living room area.

The kitchen is a timeless fitted one in an L-shape, with a ceramic Butler sink and a contemporary tap. Folding doors open to your lower garden tiled tier/terrace. Entertaining is a must with this place's layout!

Exit your reception room and you land in a lobby, with bedrooms and bathroom accessed from it. Your principal bedroom (a whopper, at over 17 feee by over 12 feet!) is set to the front of the building, with a big bay window (sash windows here) and built-in to-the-ceiling alcove wardrobes.

Next door is your second bedroom: a tidy double of over 10 feet by over 9 feet, with good built-in storage.

The windowed and recently-refurbished bathroom completes the tour, in a pastel pink hue. This has a fresh white suite teamed with on-trend matt monochrome fittings (including a heated towel radiator) and grey metro-tiling.

Such a well-connected spot! You have a Brockley postcode (SE4) but you border SE8, SE14 and SE13: you can enjoy all four therefore. The Talbot pub is a strong local, as are The Wickham Arms and The Brookmill. Middleton coffee shop is cute for coffee, pastries, brunches, salads and your fresh loaf for the week.

Brockley has good independent restaurants such as Cantinera, Mauby and Ellary’s, and cool drinking spots, too: like Brickfields, Joyce, waterintobeer and Brockley Brewery. There are also a multitude of coffee shops, like Browns of Brockley and Good as Gold.

The Deptford High Street area including Deptford Market Yard is close as well, with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, Jazu, The Watergate, SALT, Villages, and Jars Bar.

Central New Cross is close, with contemporary art gallery Goldsmiths CCA plus a great variety of pubs. Meze Mangal (further down Lewisham Way) serves up good value Turkish grub and is great for big table gatherings.

Central Lewisham is handy (about a mile) for mall shopping and markets, plus a strong leisure centre/pool (Glass Mill). Next door to this is a food market held on the first Sunday of each month.

Green space? Stroll to Hilly Fields in 10 minutes (Ladywell Fields is beyond that), or walk about half an hour for Greenwich Royal Park.
