Description

Two things make this one worth a look, and they are worth saying up front.

The first is that it is chain free. The property is being sold by the family and there is nobody above in the chain, so the timetable belongs to the buyer rather than to somebody else's onward purchase.

The second is that there is genuine room to grow here. The rear of the house can be extended and the loft can be converted, both subject to the usual planning and building regulations consents, and the garden is substantial enough to take an extension without losing what makes it good. There is also scope to apply to the council for a dropped kerb at the front to create off street parking, again subject to approval. None of that work has been done, and the price reflects that. What it means is that a buyer can take a sound three bedroom house and turn it into something considerably bigger over time rather than paying for somebody else's extension on day one.

The house runs to 746 square feet over two floors, arranged sensibly.
You come into a hall with the stairs rising ahead of you, which keeps the two reception spaces separate rather than opening straight into the living room.
The living room sits at the front at 3.20m x 3.10m (10ft 6in x 10ft 2in). It is a proper room to shut the door on in the evening.

The kitchen and dining room runs across the whole back of the house at 4.90m x 3.50m (16ft 1in x 11ft 6in). This is the best room in the house and the one that will decide it for most buyers. At over sixteen feet long it takes a full dining table and a family around it without the kitchen feeling squeezed, and it looks straight out over the garden. In a house of this size that room is unusually generous, and it is the reason the layout works.

Upstairs there are three bedrooms and the family bathroom.

Bedroom one is 3.60m x 2.80m (11ft 10in x 9ft 2in), a comfortable double.
Bedroom two is 3.30m x 3.20m (10ft 10in x 10ft 6in), the squarer of the two and also a genuine double.
Bedroom three is 2.50m x 2.10m (8ft 2in x 6ft 11in). I will be straight about this one. It is a small room and it will not take a double. It works as a single, a nursery, or a home office, and plenty of buyers will use it as the third of those. The measurements are on the floor plan so you can judge it yourself before you come.

The bathroom is 1.80m x 1.80m (5ft 11in x 5ft 11in), and there is useful storage off the landing.

A substantial rear garden, and this is where the house has more than most of its neighbours at this size. It is big enough to extend into and still be left with a proper garden afterwards, which is not true of every house on the road.

Who it suits

A family who want three bedrooms now and four later. A first or second time buyer who would rather buy the space to improve than pay for improvements already made. Or anyone who wants to be in without waiting on a chain.

Freehold. Chain free. Three bedrooms, one bathroom, 746 square feet.
