Description

Comment from Robert Reed of Gascoigne Halman

This is something completely different and a very rare offering to the market. It is unusual to have a home set in a south facing plot of one acre in the CW8 postcode that is available to buy at less than £800,000.

Constructed to a bespoke specification in 1995 by the current owners, this unique home has served as an exceptional family residence for over three decades. Tucked away at the very end of a peaceful, highly desirable cul-de-sac of individual self build houses, the house offers privacy and establishment externally paired with substantial, flexible living accommodation internally.

Spanning an impressive 2,543 sq ft inclusive of the double garage and workshop, the home features a versatile layout with allows for breakout spaces designed to cater for different family hobbies and interests, working from home requirements, and for larger set piece occasions and entertaining.

A well proportioned entrance hall sets a welcoming tone, and in total there are four separate reception spaces. The living room has a feature fireplace and offers direct access out to the rear garden. Positioned at the back of the house, the fantastic recently constructed garden room extends to 20'9 x 12'4, flooding the space with natural light and providing spectacular views over the garden. Located adjacent to the garden room is the well proportioned breakfast kitchen, providing the open plan connection that modern day families are looking for. The ground floor layout is completed by a dining room, a sitting room, a separate utility room, a cloakroom, and a side porch. All reception rooms can easily be utilised for different purposes depending on your individual requirements.

The accommodation at first floor level continues to impress. The principal bedroom features a dedicated dressing room and an en-suite bathroom. A second large double bedroom comes complete with its own en-suite shower room. There are three further bedrooms, the smallest of which may well be used instead as a home office, study, or nursery. The three remaining bedrooms are served by a family bathroom.

Externally, the property is unique. The remarkable south facing plot to the rear extends to approximately one acre and provides a private, sunny backdrop. The grounds include an expansive lawned area, offering ample space for outdoor activities, gardening pursuits, or entertaining. The real wow factor is the outstanding wildlife pond which is truly outstanding. There are also mature well stocked borders, many mature trees and small orchard areas. With open countryside adjacent, this really is the best of externals settings.

At the front the double garage and workshop provide secure storage, there is driveway parking and the the house is situated at the far end of a quiet cul-de-sac with minimal traffic.

The location is also key for those who value convenient access to commercial hubs – Leeds, Birmingham, Manchester and Liverpool are all under 1 hour and 25 minutes away. On a day to day basis there are extensive amenities in nearby Sandiway, Cuddington, Hartford, Weaverham, Northwich and Tarporley. There is also a superb range of schools in the locality.

For a personal description of the property or to arrange a viewing, please contact myself or a member of the team at the Tarporley office.
