Description

Set within the charming hamlet of Stoney Stoke and close to the popular town of Bruton, this cottage has been in the same family ownership for sixty years.

This property presents a rare opportunity for a scheme of modernisation and updating, allowing a new owner to stamp their own identity on a classic country cottage. The house offers versatile, generous sized rooms arranged over two floors, together with a number of attractive features.

From the entrance porch, a door opens into a capacious reception/dining hall with exposed floor boards and plenty of space for a dining table and furniture. The sitting room lies straight ahead and is a particularly characterful room, centred around an attractive brick fireplace with timber mantle and woodburning stove. A curved alcove and ceiling beam add further character.

The country style kitchen/breakfast room is a particular feature, fitted with a comprehensive range of storage units, together with an integrated electric oven and gas (propane) hob.  At one end is an Aga which sits alongside a cozy informal dining area with window seats.  An ornate wrought iron spiral staircase rises from the kitchen to the third bedroom while a door provides access to the patio and gardens beyond.

From the entrance hall there is a versatile study which alternatively serves as a fourth bedroom. Completing the ground floor are a cloakroom and large boot room.  This highly functional room offers flexibility with the potential to be converted into a bright, contemporary room and expanded living space or for those that don’t need additional internal space there is the option to remove and create bright open views from the lounge to garden and a very large patio.

Stairs rise from the entrance hall to the first-floor landing, where three double bedrooms all with exposed floor boards are arranged. The principal bedroom is particularly spacious and enjoys a dual aspect providing plenty of natural light. Adjacent is a shower room, while two further double bedrooms are served by a generous sized family bathroom. The third bedroom has direct access to the spiral staircase leading down to the kitchen.

Outside, the well-established gardens, which in the past benefited from cottage style fencing, are approached via stone steps from the patio.  A number of mature shrubs and trees provide a degree of privacy and create a lovely backdrop to the house. The grounds also include a charming stone-built Wendy house constructed by the former owner for his children. A hard standing area provides off street parking in front of two separate garages, one with additional internal workshop space.

In summary, Stoke Cottage is a substantial and individual home with considerable charm, character and flexibility in an enviable location but also provides an excellent opportunity for those looking for a property with scope to improve and make their own.
