The property is a short drive from the centre of Truro with its wide range of amenities, as well as the surrounding countryside of the Roseland Peninsula and also affords easy access to the rest of the county.
Upon entering the property, the front door opens into the entrance hall, with stairs rising to the first floor and a door opening into the lounge / kitchen / dining room. This is a well presented and light room with high ceilings and front & rear aspect windows. The living area is finished with a feature log burner and affords ample space for a dining table. There is a useful, large, under-stairs cupboard providing plenty of storage space.
The modern kitchen is fitted with a light grey suite of cabinetry with a granite worktop, incorporating a range of modern appliances. An adjoining utility room is convenient and provides space and connections for both a washing machine and tumble dryer. There is a connecting WC and door out to the rear garden. The WC features a modern white suite of a close coupled WC and a wash hand basin.
To the first floor there is a spacious landing with a storage cupboard and doors opening to the two bedrooms and the family bathroom. The master bedroom is a good size double with a front aspect window. The master En-suite is a modern white suite comprising shower, WC and wash hand basin, finished with marbled tiling. The 2nd bedroom is also a good size double with a rear aspect window. The family bathroom is a beautiful suite featuring a bath with shower above, WC and wash hand basin, finished with marble tiling.
Outside is a driveway for 2 cars with gated access to the rear garden. The house has a good size lawn and patio to the rear and side with timber fencing to the boundaries. There is a useful garden shed in the garden.
SURROUNDING AREA
Having been built between 2016 and 209, Trevethow Riel is a high quality residential development on the Eastern side of Truro. 98 properties are arranged around a central Georgian style square with the Royal Crescent being the most iconic feature.
Living at Trevethow benefits from direct access to a strong cluster of reputable schools serving all educational needs within a short radius including Penair Secondary School and Archbishop Benson and Pencalenick Schools.
As well as its cathedral, with its distinctive spire, Truro is well-known for its excellent Georgian architecture (widely regarded as the best example west of Bath), its cobbled streets, vibrant shopping centre and well-stocked farmers' markets. Its parks and open spaces include Victoria Gardens, Boscawen Park and Daubuz Moors.
Just nine miles from the south coast of Cornwall with its sandy beaches and breath-taking scenery, Truro lies on the confluence of the rivers Kenwyn and Allen. They combine to form the Truro river that leads into the River Fal and then on to the large natural harbour of Carrick Roads.
Surrounding the city is beautiful countryside and parkland including the historic Pencalenick and the ornamental Trelissick Gardens and Tregothnan which is further down the Truro River. Alongside the River Allen, close to the city centre, is a Local Nature Reserve and south east of the city around Calenick Creek has been designated an Area of Outstanding Natural Beauty.
Truro also has the advantage of a mainline rail link to London Paddington.
In addition to the neighbouring Waitrose supermarket, independent and specialist shops are dotted between the best names on the high street in the centre of town and twice a week Lemon Quay hosts a colourful farmers' market full of local produce. The indoor Pannier Market is open all year-round with many stalls and small businesses. The city is also popular for its excellent restaurants, cafes and bistros.
