Overall, I am very happy with the local area. There is a good range of shops, restaurants and other amenities nearby, and transport links are convenient and easily accessible. The surrounding area is generally pleasant to live in, and I have no significant concerns regarding traffic, noise or the general neighbourhood. My only recurring concern relates to rubbish being improperly left in the communal bin chute area within the building. As mentioned in my previous feedback, some residents leave rubbish bags beside the chute rather than disposing of them correctly, even when the chute is fully operational. This can create unpleasant smells and potential hygiene and pest concerns. I would describe this as a resident behaviour issue rather than a problem with local bin collections, as the issue is caused by individuals not following the building's waste disposal rules. Aside from this particular concern, my experience of the local area has been positive and I find it a convenient and enjoyable place to live.
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive when I have raised concerns. In relation to the recurring rubbish issue, they arranged for the cleaning team to remove waste, increased security patrols, installed signage reminding residents of correct waste disposal procedures, and advised that residents responsible for breaches could potentially be charged. I appreciate these responses, particularly the efforts of the cleaning and security teams, and I do not consider the issue to be a failure of the frontline staff. However, my concern is that much of the response has been reactive rather than preventative. Even after signage was installed, some residents continued to leave rubbish bags beside a fully operational chute. Repeatedly removing the bags solves the immediate mess but does not address the behaviour causing it. I have therefore asked management for clarification on how offenders will be identified, what consequences apply when tenancy rules are breached, and how those rules will actually be enforced. In my view, effective building management should not only clear problems after they occur but also address repeated behaviour so that the same issue does not continue. Overall, management has been responsive and willing to communicate, which I appreciate, but I would like to see stronger follow-through and enforcement where repeated breaches of building rules continue.

One thing I wish I had known before moving in is that, while the building itself, facilities and location are generally very good, the experience of living here can sometimes depend on how responsibly other residents use the communal areas. For example, I have experienced repeated problems with residents leaving rubbish bags beside the bin chute despite the chute being fully operational and signage clearly explaining the correct disposal procedure. Management has responded to my concerns, but changing residents’ behaviour can be more difficult than simply resolving a maintenance issue. My advice to a new neighbour would be to familiarise yourself with the building rules and facilities when you move in, and to report recurring communal issues to management rather than assuming they will automatically be noticed. Overall, I still find it a convenient and pleasant place to live, but I wish I had known more about how communal rules are followed and enforced before moving in.

Junction is extremely noisy, I believe they are u derailing works to improve the junction currently but it’s awful. Constant horns due to poor design .

Very quickly, effectively and reasonable. No complaints

I would recommend living here, engage with the staff they’re good craic.

Such a beautiful place to live, we love the neighborhood. Spinningfields nearby, church, independent stores, walkable distance to Arndale. Cute cafes nearby. Best place for a walk. Riverside view nearby. Tesco and Sainsbury nearby. Also we live in 2-3 mins walk to Salford Central station, we can see the train platforms from the balcony. Best part no traffic noise or any sound disturbance. It's such aa beautiful view and peaceful place
How has the building management responded to any problems or issues you have raised:
Yesss we had a balcony door maintenance issue and they solved it within days. Really good and supportive reception team.

We didn't know we were in walkable distance to most of the Manchester popular places like all those shopping destinations. Like House of Frasers, Arndale, Deansgate etc

Good: The building is good, the front desk is great. There are regular events which are also great Bad: Gym equipments are very limited

I lost my keys. So the replacement was provided to me on spot. So it's very fast.

The entry is not direct. You have to take two lifts to reach you apartment.

Good: The local area is very convenient, with bus stops and the train station nearby, and it’s easy to walk into the city centre for shopping, restaurants and daily essentials. I found the location very practical for commuting and general day-to-day living. Bad: Personally I didn’t have major issues with the area. Like most central locations, it can get a bit busy at times, but overall I found it convenient and comfortable to live in.
How has the building management responded to any problems or issues you have raised:
Very responsive overall. Issues I raised were dealt with quickly, and maintenance was usually arranged promptly. I found the management team helpful and professional.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known the management would be better than I expected. It’s been a well-run development, and I also found the rent to be in line with other nearby buildings, which was fair.
