Description

Frampton End Road has a different rhythm to many parts of Frampton Cotterell. It is a no-through road, so mornings begin without a stream of commuter traffic and evenings settle down quickly. You are more likely to notice somebody walking, cycling, running or passing on horseback than hear much traffic at all. For a household balancing school, work and everything that happens in between, that quietness becomes part of everyday life.

The house has been home to the same family for 16 years, and much of what you see today has evolved around how their family actually lives. It is an older building, with the reassuring solidity and thick walls that come with that, but it has been comprehensively renovated since 2010. Sky broadband reaches well throughout the house and there have been no issues with mobile signal. The second setup could just as naturally become a homework station as children get older, keeping laptops and schoolwork away from the kitchen table.

One of the most significant changes came in 2020, when the loft was converted to create a separate floor for the children, including their own bathroom. It gives older children some independence without disconnecting them from the rest of the house. The Velux windows bring plenty of natural light up here, along with far-reaching views. During the Bristol International Balloon Fiesta, balloons can often be picked out across the skyline.

The age of the building helps regulate the temperature surprisingly well. Those substantial walls keep things cooler during warm spells and provide useful insulation when winter arrives. Gas central heating serves the house as a whole, supplemented by the kitchen's underfloor heating and the log burner downstairs. Water pressure is excellent, too – a small detail until you have a busy household all trying to get ready at once.

Summer changes the way the house is used. Doors can be left open and life moves towards the garden. The seating area has been arranged to feel genuinely private, helped by mature planting, while the children have space for the trampoline and play equipment. The patio outside the bar becomes the natural place for a morning coffee, an evening drink or a barbecue with friends.

The bar adds another dimension when people come over. With air conditioning, it remains comfortable on warmer days and creates a proper entertaining space alongside the garden rather than taking over the main house. Football on, barbecue going and everyone moving between inside and out is very much how summer evenings have been spent here.

As the day draws on, the sun moves away from the road and towards the field, with summer sunsets providing the backdrop from the garden. It is that combination of privacy, countryside and stillness that makes the outside space particularly easy to use rather than somewhere saved for occasional sunny weekends.

There is off-road parking, removing the usual juggling around school runs and evening clubs, with potential for EV charging from the driveway or garage. Frampton End Road itself remains notably quiet at the times many residential roads are busiest.

And then there is Frampton Cotterell beyond the house. Walk in one direction and you can head through the surrounding countryside towards Iron Acton. In another, everyday village life is close at hand. Magnolia Mews and Daisychain Deli are established local stops for coffee and cake, while The Globe is an easy option for food or a drink. Local schools, village amenities and countryside walks can all form part of day-to-day life without losing the feeling of being tucked away from busier roads.

There is a strong sense of community here too. The road has a mixture of families and older residents, and after 16 years the sellers know the people around them well. Their connection with Frampton goes back further still, with family and friends within walking distance and one of them having grown up in the village.

That is ultimately what will be hardest to replace. Not one particular room or feature, but the quiet road, familiar neighbours and the relaxed pace of this part of Frampton Cotterell. After 16 years of shaping the house around their family, they feel they have taken it as far as they can. The next chapter belongs to somebody else.
