redevelopment of 320–346 High Street, Rochester, a brownfield site in the town
centre Conservation Area. It allows demolition of the existing buildings, retaining
only nos. 340 and 346, and the erection of 28 new dwellings (a mix of 2- to 5-
bedroom), with the houses arranged as terraces of 2.5 to 3 storeys that reflect the
local historic character.
The site lies within the Star Hill to Sun Pier Conservation Area and the Chatham
Intra High Street Heritage Action Zone, and the submitted scheme has been
carefully designed to respond to this historic context. The site neighbours the
railway line to the south, which has been considered in the redevelopment (the
application includes a noise/vibration survey, available in the data room).
The planning application included a viability appraisal which resulted in no
affordable housing being required and S106 contributions limited to SAMMS and
monitoring fees totalling £10,232.
