The latter is set to the rear of the building and has a private balcony with such pretty leafy views over rows of neighbouring gardens on Bellenden Road and Lyndhurst Way.

Location? What a total winner! You are just a short walk from the station and also the cute shopping stretch of Bellenden Road. Review bookshop, Flock & Herd butchery, The Sourcing Table, Gather and The General Store are a few of our favourites here.

Gastronomic desires are met with ease in this locale: Ganapati, Artusi and The Begging Bowl restaurants are all local and delightful. Pizza Nerds is a new big hit. We also like Levan and Il Giardino on Blenheim Grove.

For coffee, pop down to The General Store, Frost or Petitou. And The Victoria Inn, The Montpelier and The Prince Albert are all very respectable local drinking establishments.

Rye Lane is close, too - for high street essentials and fruit and veg stalls, plus Peckham Levels, The Bussey Building, and trendy rooftop bars and pop-ups.
