****WHAT WE LOVE (AS THE AGENT) ABOUT THIS HOME****
It’s the way this house makes everyday family life feel easy.
At the heart of the home is the kitchen diner - open, sociable and connected directly to the garden through patio doors. It’s somewhere to cook, eat, do homework, entertain and catch up, without everyone having to be doing the same thing.
Then there’s the south-west facing position. It’s something a floorplan can’t show you, but something you’ll appreciate every day, with the sun working its way around the property and filling the living spaces and garden with afternoon and evening light.
And when you do want to escape the hustle and bustle, the separate cosy lounge gives you somewhere to shut the door and switch off.
It’s a house that brings everyone together ... but still gives everyone their own space.
****WHAT MAKES THIS HOME STAND OUT FROM THE REST*****
Family homes need to work just as hard as the people living in them, and this one gets the practical stuff right.
Four genuine double bedrooms mean no arguments over who gets stuck with the box room, while the principal ensuite, family bathroom and downstairs WC make those busy weekday mornings that little bit easier.
The separate utility keeps washing, muddy shoes and everyday clutter out of your kitchen, while the integral garage takes care of everything else – bikes, tools, golf clubs, pushchairs, Christmas decorations and all those boxes you’re definitely going to need one day.
Then there’s parking. You have your own driveway and garage, with additional space around this part of the development thanks to the way the surrounding homes and their driveways are positioned.
Less clutter. Less compromise. And a home with enough space to grow into rather than grow out of.
***WHAT PROBLEMS THIS PROPERTY SOLVES ABOVE THE OBVIOUS***
Sometimes it isn’t one headline feature that makes a property special, it’s when all the little things have been got right.
The south-west facing plot, the more open end-of-estate position, four double bedrooms, integral garage, utility room and that all-important combination of an open-plan kitchen diner and separate lounge all add up.
You get the sociability of modern open-plan living without sacrificing somewhere cosy to retreat to. You get four usable bedrooms without compromising on storage. And outside, the positioning of the property gives the house and garden a greater feeling of openness than you might expect from an estate home.
On paper, it ticks the boxes.
In reality, it’s how well it does family life that makes it stand out...

"I bought the house and moved back to the village just over 3 years ago, to raise my daughter.
Winterton is a fantastic little town with a great village life feel and community. It’s a great place to raise a family, with excellent childcare facilities and schools. There are also several commuting lines/bus routes to the nearby towns and villages, which will be handy as she grows and becomes more independent.
The neighbours are fantastic, we have made some amazing friends for life and will be sad to leave for this reason. However, personal circumstances changed and now see us moving on, but we will remain in Winterton for all the reasons mentioned.
My daughter and I wish the new owners all the best and hope they find as much joy and happiness as we have over the years, making memories."
