Description

"This has honestly been the best family home we could have asked for. The location on a quiet, friendly cul-de-sac is perfect with the added bonus of only being minutes from Fishponds High Street and all that has to offer. The south facing garden has been such a win during the summer months and for our son. We have loved living here and hope whoever buys it next enjoy it as much as we have."

The home

A spacious and bright semi-detached home on a quiet cul-de-sac in Fishponds, sitting on a great plot and boasting a contemporary kitchen. Entrance is into a porch with sliding door, leading to the hallway with stairs on your right hand side. In front is the kitchen, brimming with style and quality, featuring an integrated hob, oven and fridge/freezer. Adjacent is the open living/dining room, boasting dual aspect windows improving the natural light. Heading to the first floor, there are two large double bedrooms, with generously sized windows to match and plenty of space for storage/wardrobes. The interior is completed by a third bedroom, which can be comfortably used as an office, and three piece bathroom.

The property has benefited from a number of recent improvements, including a new Wren kitchen installed in 2025, a new bath in 2025, and partial electrical rewiring and a new combi boiler in 2023. Further updates include a new garage door in 2023 and new carpets fitted throughout most of the house over the past two years, with the exception of the two larger bedrooms.

The outside space

The private south-facing rear garden is a good size, with a generous central lawn bordered by established planting and raised gravelled areas. A paved seating area runs alongside the house, creating plenty of space for outdoor dining and relaxing, while the enclosed boundaries and mature stone wall give the garden a private, established feel. The southerly aspect also makes this a lovely space for enjoying the sunshine throughout the day.

Living in Fishponds

Courtfield Grove is a quiet cul-de-sac located off Channons Hill, which is very close to Fishponds High Street. The area benefits from a range of properties of different ages, from stone cottages and Victorian terraces to more modern homes built to accommodate the increasing demand for family homes. The area is well served by several highly regarded schools and boasts excellent transport links, with quick bus routes and cycle paths into the city centre, plus convenient access to the M32 and M4 for commuters. Outdoor enthusiasts will appreciate the easy access to green spaces including Eastville Park, Snuff Mills, Oldbury Court Estate, and Stoke Park — all connected via the scenic Frome Valley Walkway. The Bristol to Bath Cycle Path also runs through Fishponds, offering excellent walking, running, and cycling routes.
