LOCATION
Silverton is one of the most attractive and popular Devon villages in the heart of mid Devon, located above the Exe Valley, between the University and Cathedral City of Exeter and the town of Tiverton. The village is centred around the market square and contains many attractive period houses and cottages, many of which are thatched and there is an active community with a range of local facilities including two pubs, Spar store with a post office, doctors’ surgery and church dating back to the 14th century.
The surrounding area consists of typical, rolling Devon farmland with many excellent walks to be had around the network of public footpaths, including the National Trust’s Killerton Estate, which enjoys beautiful gardens, cafés and woodland walks.
There is good access to Exeter Airport, the M5 with junction 28 at Cullompton just 6.5 miles away and excellent rail links to London Paddington and Waterloo via Tiverton Parkway mainline train station. Many well- regarded schools can be found in the area, including Exeter School, Exeter College, The Maynard, Blundell’s School of which you are within the 10 mile radius for the discount and Exeter University, which is recognised as one of the best universities in the country.
THE PROPERTY
19 Exeter Road is a stylish, individually built detached home in the heart of Silverton, combining contemporary design with genuinely flexible family accommodation. The entrance hall is perfect for welcoming guests, with its bespoke, sweeping staircase it really sets the tone for things to come and leads perfectly into the delightful and spacious sitting room. The sitting room is a generous, dual-aspect room with French doors opening into the garden and garden room beyond, making it easy to open up the ground floor for entertaining or close off for a cosier feel. The garden room itself is a wonderful addition: a vaulted, light-filled space with plenty of windows overlooking the garden, a roof light and glazed doors onto the garden, this room is equally suited to relaxing.
At the heart of the house, the kitchen/dining room is a sociable, open-plan room fitted with modern shaker style cabinetry, dark granite worktops, together with an island/breakfast bar and ample space for a dining table. Integrated double ovens, induction hob and built in appliances make it thoroughly practical, while a door leads directly out to the front terrace. Adjacent is a separate snug which provides a versatile room for a home office or playroom. A well-equipped utility room and cloakroom complete the ground floor accommodation.
Upstairs, the principal bedroom is a lovely vaulted room with an exposed beam, a walk-in wardrobe and its own modern en-suite shower room. There are three further bedrooms and a well appointed family bathroom.
OUTSIDE
The house sits behind a generous driveway providing off-road parking for several vehicles, alongside a detached garage with power. To the rear, the garden is a real asset; predominantly laid to lawn, level and enclosed by timber fencing for privacy, with a paved patio immediately behind the house ideal for outdoor dining and entertaining alongside another perfectly placed to enjoy the evening sunshine.
