The main house itself has been modernised while keeping plenty of character.
For me, the kitchen is probably the standout room. It is a really good size, beautifully finished and has exposed brickwork and beams that give it some character without making the house feel dated. There is plenty of workspace and storage, with a separate utility room nearby too.
You then have a good-sized dining room and a large living room, giving you proper separate spaces rather than trying to squeeze everything into one room. There is also an office and a downstairs WC, so even before you get to either of the annexes, there is already plenty of space for everyday family life.
Upstairs are four bedrooms, with two good doubles and two smaller bedrooms, alongside a fantastic family bathroom.
And it really is a bathroom worth talking about.
There is loads of room, twin sinks and a freestanding bath that sits beautifully within the space. It feels more like somewhere you would actually want to spend some time rather than simply a practical family bathroom.
The first annex is attached to the main house but has been designed so that it can operate independently.
Downstairs there is its own living space, kitchenette and full bathroom, while upstairs is a large bedroom running above. There is also access through the garage and out to the rear, meaning whoever uses the annex doesn't need to come and go through the main house.
Then you have the second annex in the garden.
This is a newer addition and feels completely separate again, with a lovely vaulted ceiling over the open-plan kitchen and living space, its own bedroom and another full bathroom.
That gives you two genuinely useful additional living spaces rather than simply a couple of converted rooms.
Outside, there is a good-sized garden with mature trees to the rear, plenty of space to sit out and a summerhouse and bar area which makes a great spot for entertaining. There is also a garden house providing further storage or space for anyone who enjoys growing plants.
Parking certainly isn't going to be an issue either.
There is access on both sides of the property, with room for several cars to one side and further gated parking to the other, leading towards the garage. Depending on how you use the space, you could comfortably accommodate around six to eight cars.
The house sits on Beccles Road at a traffic-light-controlled junction, with the railway running behind the property, so these are things you will notice when looking at the location on a map.
In reality, though, they were far less intrusive than you might expect. Traffic immediately outside is frequently either stationary or moving slowly because of the lights, while trains pass relatively infrequently. Once you are in the rear garden, particularly amongst the mature trees, it feels surprisingly settled.
The trade-off is a location that makes getting around incredibly easy.
Oulton Broad is around a five-minute walk away, giving you waterside walks and plenty of opportunity to get outside, while the coast and beach are roughly ten minutes away by car. Oulton Broad North railway station is also only a couple of minutes' walk away, making rail travel incredibly convenient.
Local shops and everyday amenities are close by too, and you have straightforward access in and out of Lowestoft.
But ultimately, the reason to buy this house is the flexibility.
There aren't many homes where you can have your main family living space, give two other members or generations of the family their own independent accommodation, still have a garden, garage and substantial parking, and have enough space left over to work from home as well.
It is a lot of house, but more importantly, it is a house you can make work around the way your family actually lives.
