Description

“One of the best examples of estate regeneration” – GLA Planning Department

This immaculate three-bedroom maisonette sits on Teesdale Street as part of a larger regeneration project, spearheaded by the award-winning Karakusevic Carson Architects. With a considered approach to space and materiality inside and out, the development forms a small neighbourhood with private and public open spaces, while the interiors are suffused with light through maximised glazing and expansive scale. Well placed, the maisonette sits close to east London’s most prized green spaces and is a short walk from the iconic Columbia Road Flower Market, Broadway Market, and London Fields.

The Development

Karakusevic Carson Architects are an award-winning practice at the forefront of urban regeneration and housing architecture. One of the studio’s earliest completed works, Claredale Street was the first phase of the renewal of the Mansford Estate in Bethnal Green, east London, developed through close working with Tower Hamlets Community Housing and residents. Under the guidance of English Heritage, the project reworked the fabric of a 1950s block and created an intimate neighbourhood, reinstating the grain and scale of nearby Victorian streets and terraces.

Recognised for design excellence, the project was described by the GLA Planning Department as “one of the best examples of estate regeneration” and won a RIBA National Award and the Richard Feilden Prize at the Housing Design Awards in 2010.

The Tour

Set between Hackney Road and Old Bethnal Green Road, the apartment sits on a new pedestrian lane that connects Claredale Street to the historic Teesdale Street. Arranged around an urban courtyard, the development strikes a balanced composition of hand-laid brickwork and standing seam copper cladding with Victorian proportions.

The entrance is on the ground floor which leads up to the first floor living space. The open-plan kitchen, living and dining space forms the heart of the maisonette, where varying levels of natural light subtly define distinct zones for different moods. A generous set of windows draws in leafy views, while a restrained colour scheme allows the owners’ interior decoration to take precedence. On one side, the kitchen features modern units and integrated appliances, including a dishwasher and a washing machine.

From the hallway, the first of two private outdoor spaces is accessed: an intimate cedar-clad balcony overlooks the urban courtyard at the front with space to sit with a morning coffee or a book.

One of the three double bedrooms sits on this floor, alongside a large bathroom with a shower over the bath. Upstairs are the two additional bedrooms, equally sized and decorated in soothing tones. One features a Juliet balcony, while the other has access to a wonderful private terrace that stretches the width of the building.

Outdoor Space

The maisonette apartment benefits from two private balconies with fantastic views across the surrounding cityscape. At the same time, it sits moments from the pocket parks directly on the street, as well as the larger open spaces of Weavers Fields, Haggerston Park, and Victoria Park.

The Area

Teesdale Street sits in Bethnal Green, directly positioned to enjoy the best of east London's food, drink, and cultural scene. A short stroll leads to the iconic Sunday floral displays of Columbia Road Flower Market, as well as the bustling eateries, independent boutiques, and bakeries of Broadway Market and Victoria Park Village.

Green space is abundant, with the vast expanse of Victoria Park and the leafy trails along Regent's Canal just moments away.

Nearby transport connections are exceptional: Cambridge Heath Overground station is a few minutes' walk north, providing fast services to Liverpool Street, while Bethnal Green Underground station (Central Line) runs direct routes into the City and West End. Hoxton Overground serving the Windrush line is also 15 minutes away on foot.
