Freehold

Description

"After ten happy years here I'm sad to be leaving. I've loved living in a house with so much Victorian charm (something I've tried to celebrate in how I've decorated), and some of Bristol's best spots are right on the doorstep; St Marks Road, The Garden Of Easton and the Sugar Loaf, and of course Radical Roasters for what I'd argue is the best coffee in Bristol! Really though it's the community on the street that is the real joy. Neighbours are genuinely welcoming and I've made friends for life (for much of my time here we even took down our rear garden fences to share a big communal garden...!)"

The home

Sold with no onward chain, a characterful two-bedroom Victorian terrace with generous proportions, plenty of original features and a private rear garden. Spanning approximately 960 sq ft, the house has a lovely sense of space, with two separate reception rooms, a good-sized kitchen, two double bedrooms and a family bathroom. From the entrance, the hallway leads through to the two reception rooms, each with its own distinct character. The front living room is bright and welcoming, with a large bay window, timber flooring and plenty of space to relax. Further through the house, the dining room is a particularly atmospheric space, centred around an exposed brick fireplace with a wood-burning stove and a striking timber beam overhead. There is ample room for a generous dining table, making this a great space for both everyday life and entertaining.

The kitchen sits at the rear of the ground floor and is practical, well equipped and filled with natural light. A range of white cabinetry is complemented by timber-effect worktops, tiled flooring and useful worktop space, while windows looking onto the garden bring plenty of greenery into view. Upstairs, there are two well-proportioned bedrooms, with the principal bedroom benefiting from a generous bay window and plenty of floor space. The second bedroom is another comfortable double, currently arranged with built-in storage (which is split with the main bedroom) and a useful working area. A family bathroom completes the first floor, with a full-size bath, pedestal basin and WC.

The outside space

Outside, the rear garden is a good extension of the living space offering little maintenance. A private and well planted garden has been designed around a seating area, with a raised timber deck providing the perfect spot for outdoor dining, while established borders, mature planting and climbing greenery give the space a wonderfully relaxed and secluded feel.

Living in Easton

Nicholas Road is a street of Victorian homes that occupy a popular pocket of this vibrant residential area of the city. Easton is renowned for its distinctive character and community spirit, and boasts a host of local amenities, attractions and community events that draw many visitors from outside the area. The area is well connected to the city centre and beyond by bike, road and train. Stapleton Road train station is less than a ten minute walk away, offering easy transit to Temple Meads, Redland, as well as Clifton Downs. The M32 and the A431 to Bath are both easily accessible. Just five minutes away, St Marks Road has Bristol Sweet Mart, Fish n Fry, East Bristol Bakery, and The Garden of Easton. Also close by are Radical Roasters, No 12 Café, The Greenbank pub, Matter Wholefoods and the Public Market.

This house is a ten minute walk away from Whitehall Primary School that is consistently rated ‘outstanding’ by Ofsted, while May Park is a similarly well-regarded local option. The area offers a surprising wealth of green spaces including the Greenbank Cemetery, the parks at Eastville and St George, and riverside walks along the nearby Frome Valley, and just minutes from the house is the locally cherished Bristol to Bath Cycle Path, ideal for commuting quickly into the city centre or just for weekend strolls, long runs or bike rides.
