Description

Set in a beautiful medieval hamlet near Peccioli, Villa Laura is a Tuscan jewel, surrounded by nature and with spectacular views, yet conveniently located to reach the cities of Pisa, Lucca, Volterra, San Gimignano, and the coast.

Meticulously renovated in 2012, the characteristic Tuscan charm has been preserved inside the villa, creating a warm, welcoming atmosphere and featuring traditional Tuscan furnishings, including wrought-iron beds, terracotta floor and wooden beams.

Accommodation (approximately 200 sqm) is over two levels as follows: Spacious ground floor living room with fireplace, dining area, kitchen, and a ground floor bathroom. The first floor comprises three bedrooms, two of which have ensuite bathrooms, plus family bathroom.

Outside, there is a perfectly maintained private garden of around 300 sqm in which to relax and enjoy open views of one of Tuscany's most beautiful landscapes. A charming, shaded loggia with summer kitchen and pizza oven offers a comfortable space in which to relax and dine, while a gravelled terrace has wonderful far-reaching views. In addition, the property shares a communal pool with just two other owners. There is private parking for two cars, plus a generous cellar below the house.

All the services are in good working order: mains gas heating, air conditioning and double glazed wooden windows. Furnished throughout in a rustic style, with furniture included in the sale.

The location is a peaceful place to spend a vacation with family or friends, but it also has excellent investment potential as part of a well known and exclusive resort. The house is registered for rentals and has an excellent rental history.

Nestled in an exclusive setting, the property overlooks a magnificent landscape, dominated by vineyards, cultivated fields, cypress trees, and golden hills. Part of a typically Tuscan complex, Villa Laura is nestled in the beautiful 12th-century feudal village that was the birthplace of the famous Marquis Nomis Squarcialupi, who renovated the village's entrance building and created a small private theatre to entertain local high society. The village sits on the “Strada del Vino”, a road running through the most famous vineyards, farms and cellars of the Colline. In the area there is also an organic farm producing and selling milk, cheese, vegetables, bread, honey and pasta. A Michelin-starred restaurant is within walking distance from the house, offering a gourmet menù.

Peccioli is one of the most beautiful villages in Italy, which was confirmed recently as it was awarded the 'Bandiera Arancione' (orange flag status) by the Touring Club Italiano. The streets of Peccioli take on the semblance of a museum of modern art, as the town is encouraging art installations of all forms and championing innovative urban design, already visible in the new elevator with a suspended glass walkway which stretches from the car park to the village centre. The town has a very ambitious aim for 2025: to become the Italian Capital of Culture and it working towards this bid. Peccioli is located in the Valdera region of Central Tuscany, between Pisa and Florence. This colourful landscape of rolling hills dotted with medieval villages, castles and lanes flanked with tall dark green cypress trees epitomises the Tuscan landscape. The area is scattered with historical towns and medieval villages, castles and country churches and a landscape with golden meadows of wheat dancing in the breeze, vineyards, olive groves and fields of sunflowers. Meandering through the countryside of Valdera you feel the vestiges of the mysterious Etruscan civilisation. Here Andrea Boccelli, the famous tenor, was born and bred and it is in the heart of Valdera, in Lajatico, that the famous Teatro del Silenzio (the Theatre of Silence) where the natural landscape creates a breathtaking setting and in the summer months some of the biggest names in opera come for a special performance. Casciana Terme has thermal waters and spa facilities and is a pretty town with piazzas and cafès serving the local wine. The nearby città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence, making this a perfect base from which to explore the whole of Tuscany.

Terricciola is known as the ‘City of Wine’ for the rich and fertile soil ideal for cultivating grapes. In September each year The Festa dell’Uva e del Vino (Grape and Wine festival) is held. This offers an excellent opportunity to taste some of the best wines of the region and people come from all over the region to enjoy this special occasion. There are many other festas in the area including the Spring Fair in La Rosa in May, the Festa dell’Allegria (Feast of Joy) in Morrona and the Strawberry Festival in Terricciola in July, the Notte Bianca (White Wine Night) in August and the Calici di Stelle (drinks under the Stars) in Terricciola.
