Description

"We have loved calling Overnhill Road home. Our kids have grown up here, made friends, and lucky to have wonderful neighbours too. I will miss our garden, from the blooming wisteria in spring to picking apples from the tree in autumn. It has also hosted many a children's party and becomes our living room throughout the summer months. We enjoy a short stroll to the park with our dog. With great connections to Bristol city centre and Bath, our children have enjoyed growing independence."

The home

A well-presented three-bedroom semi-detached home, occupying a great position on one of Downend’s most sought-after roads. Offering around 1,565 sq ft of accommodation, the property combines generous proportions and period character with a wonderfully homely feel, alongside a substantial rear garden, large garage and private driveway. From the entrance, the character of the house is immediately apparent. The hallway features a striking stained-glass screen and original-style detailing, leading through to two well-proportioned reception rooms. The main sitting room is a particularly welcoming space, with a large bay window, exposed fireplace, timber flooring and attractive ceiling cornicing, while the adjoining dining room provides plenty of room for family meals and entertaining.

To the rear, the kitchen is one of the real highlights. Thoughtfully fitted with deep blue cabinetry, timber worktops, tiled splashbacks and a range of integrated appliances, it has a lovely balance of traditional character and practical modern living. A separate utility room provides useful additional storage and workspace, with a downstairs cloakroom completing the ground floor. The kitchen also enjoys a pleasant outlook towards the garden. Upstairs, there are three well-proportioned bedrooms, including two comfortable doubles and a generous single. The principal bedroom benefits from the property's characteristic bay window, while the second bedroom is another good-sized double with timber flooring and built-in storage. The family bathroom is light and spacious, with a full-size bath, separate shower and traditional-style fittings.

The outside space

Outside, the property enjoys a particularly generous rear garden, with established planting, mature trees, lawn and paved areas creating a lovely sense of privacy. There is plenty of space for children to play, entertaining or simply enjoying the garden throughout the warmer months, with a number of established features adding to its charm. To the front, a private driveway provides off-street parking and leads to an exceptionally useful large garage/workshop measuring approximately 7.54m x 4.96m. This is a fantastic practical addition, offering considerable storage and scope for a variety of uses.
