Description
16 Old Home Farm comprises a handsome detached residence which is located on the exclusive Rousdon Estate, a private 350 acre coastal estate situated in Lyme Bay on the World Heritage Jurassic Coast. Rousdon Estate dates from the 1870s and belonged to Sir Henry Peek, first baronet, and was designed by architect Sir Ernest George who constructed an impressive Tudor style mansion and a fine array of estate cottages and houses. It stands within a beautiful parkland landscape which includes direct access to the private beach at Charton Bay and the South West Coast Path, along with many other glorious walks which wind their way through this picturesque swathe of East Devon/West Dorset landscape.
The property itself was completed circa 2006 and is of handsome proportions with rendered elevations under a steeply pitched tiled roof. It sits tucked away in the corner of a close of four other properties and as a result is very private, with superb gardens to the rear which spill out onto the estate grounds over which there are magnificent views. The house was finished to an exceptionally high standard from new, with quality features such as the oak floors, skirtings and doors. It was then subject to a comprehensive programme of improvement by the current owners over the past couple of years with great care and attention given to the fittings and overall finish. This has resulted in the beautifully appointed home we find today which has a traditional, yet modern interior with all the principal rooms taking advantage of the delightful aspect over the gardens to the fields beyond.
Worthy of particular mention is the stunning kitchen/breakfast room which was refurbished in late 2025 and features an extensive range of units under granite worktops, new appliances including a Rangemaster cooker, French doors onto the terrace and superb views. The sitting room now has French doors into the garden and the bathrooms have also been significantly upgraded, along with a new boiler and carpets throughout the first floor.
GARDENS & GROUNDS.
Undoubtedly, one of the main features at 16 Old Home Farm is its generous garden which opens into a beautiful area of woodland before the parkland grounds of the estate take over. The garden is principally lawned with profusely stocked shrub beds providing a great deal of colour. To the side is a large, southerly-facing paved terrace, whilst to the other side are two timber garden sheds.
16 Old Home Farm is approached from the estate lane over a driveway which provides parking and continues under an archway to a single garage with power and light, and which has a pedestrian door into the garden.
FUTHER INFORMATION.
The estate is managed by Allhallows Ltd which is made up of participating estate property owners. There is a half yearly maintenance charge of about £260 and a half yearly drainage charge for the communal reed bed system of about £145.
DIRECTIONS.
Rousdon is midway between the coastal towns of Seaton and Lyme Regis. Turning into the Rousdon Estate through the impressive entrance gates, proceed down the driveway to the Manor House turning right, and then take the next right hand turning. Follow the road for about 150 yards, turning right and Number 16 will be found in the far right hand corner.
