A PROPER FAMILY HOME, MINUTES FROM THE COAST

If you know Beltinge well, you'll probably already understand why people are so reluctant to leave once they've moved here.

It has that lovely village feel while still being incredibly convenient for Herne Bay, with its traditional pubs, local shops, butcher, barbers and everyday amenities all within easy reach. Then, of course, you have the coastline.

And this is where the location of this particular house has a little secret...

At the bottom of Gainsborough Drive is a small pedestrian cut-through which, unless you know the area, you could quite easily miss. Follow it and within around five minutes you're down towards the coast, opening up those fantastic cliff-top walks towards Bishopstone and Reculver.

For dog walkers, runners, families or anyone who simply loves being near the sea, it's a brilliant feature of the location and one that you wouldn't necessarily realise just from looking at a map.

The house itself is an extended, detached three-bedroom family home and, for me, it's the amount of usable space that really stands out.

All three bedrooms are generous doubles, so there isn't that usual compromise of having one noticeably smaller third bedroom. That makes a huge difference for a growing family, particularly if you're looking for a home that you don't want to outgrow within a couple of years.

Downstairs, the accommodation begins with an entrance porch and hallway, along with a cloakroom.

The lounge provides a comfortable separate living space, while the kitchen/diner stretches to over 18ft and gives you the sort of everyday family space that really works, somewhere to cook, eat and spend time together without everything feeling squeezed in.

There is also a rear porch providing access towards the garden.

Another particularly useful part of this house is the former garage.

Part of the garage has already been separated to create a usable office area, making it ideal for somebody working from home. Equally, the overall space offers plenty of possibilities for the future.

Subject, of course, to any necessary permissions and building regulations, a buyer may wish to further convert or incorporate the garage into the main accommodation, creating additional living space, a larger home office, playroom or perhaps something completely different to suit their family.

That's what I particularly like about this house, there is already plenty of space here, but there is also scope to adapt it as your needs change.

Upstairs you'll find the three double bedrooms together with the family bathroom.

Outside, there is a front garden and off-road parking, while to the rear is a private garden providing space for children, entertaining and simply enjoying the warmer months.

For families, Reculver Primary School is also nearby, while Beltinge village itself is just a short walk away.

If you're looking for a detached family home where location, space and future potential all come together, I think this one is definitely worth seeing in person.
