Description
Seller Insight:
What is your favourite room of the house and why?
That varies at different times of the year and as the sun changes. Mornings are best in the main living room where the rising sun pours in through the windows. Ialso love my studio in the garden, where I spend a lot of the day. It’s like a sanctuary for me to work and relax in. The views of the garden are wonderful.
Who do you think would be the next ideal owner?
We bought the house as the ideal family home. A wonderful South facing, secret garden within the village on a safe and extremely quiet road. It was a dream for our children to grow up in. However, the house is also ideal for active couples or
families who like walking. Another reason we picked the house is that one can walk out the front door and walk for miles and miles without encountering a road. Bliss really for active walkers.
What do you love most about the house and why?
We love the house as it is a dream thatched cottage but with decent ceiling heights. During the summer months, the house and garden become one seamless space we live as much in the garden as we do indoors. It’s warm in the winter and cool in the Summer’s heat. Night times are almost silent, only enchanting owl song filling the air.
What do you love about the local community?
Woodborough is a wonderful village with an active community. The village school is brilliant and our children had an excellent education. The secondary schools are also working to a high level. The village is perfectly located for walking over the Kennet and Avon canal towards the Marlborough Downs and it is only a short stroll across the fields to the Seven Stars pub (re-opening in 2027) in the neighbouring village for a quick dram or a nice Sunday roast.
How easy is it to commute from here?
Super easy. One of the reasons we picked the house and location is that it is midway between London and Bristol. It’s a nice drive to Bristol in the morning or you can catch the train to Paddington from Pewsey in just under an hour. It must be easy as I have been doing it for 20 years!
What made you choose the property over others that were available at the time?
It was just the most perfect and safest spot in the village with a dream secret garden and brilliant safe walking straight from the front door. It was afterwards we discovered the wonderful community that exists in the village which was a great bonus for us. The ideal spot to raise a family.
Summary
Tumblehome has all the romance of a thatched cottage, paired with the space and flexibility of a much-loved family home. Set within the Woodborough Conservation Area, it occupies a peaceful position with a mature south-facing garden that feels wonderfully private. The thatch was re-ridged earlier this year.
Inside, flagstone flooring, wood panelling and generous natural light give the house its character. The accommodation flows through a series of welcoming rooms, each with a door onto the garden. In warmer months, the terrace becomes a natural extension of everyday life: a place for relaxed lunches, children coming and going, and evenings with friends. The house offers scope for its next owners to update it to their taste while enjoying the charm and setting that make it so special.
Internal Accommodation
Double front doors open into a flagstone hallway beneath a roof lantern. From here, the dual-aspect sitting room is an inviting place to gather, with wood-panelled walls and doors leading out to the garden. A staircase rises from this room to a triple-aspect double bedroom with its own en suite, creating a degree of separation that could suit guests, older children or a principal bedroom.
The kitchen and breakfast room is open plan, with integrated appliances, views across the south-facing garden and the cottage’s original front door, which remains in use. It leads through to the dining room and on to a snug, offering different spaces for family life, entertaining or simply finding a quiet corner. A utility room and cloakroom, added in 2016, provide useful practical space.
Three further bedrooms comprise two doubles and a generous single bedroom with a family bathroom. The bedrooms enjoy views over the garden, while a landing window frames a glimpse of the Alton Barnes White Horse.
Outside
The garden is one of Tumblehome’s defining pleasures. Mature planting creates a secluded, almost secret-garden feel, while the broad terrace is accessible from the ground-floor rooms and offers a lovely setting for outdoor dining and entertaining.
Apple trees produce both eating and cider apples, and a hedged vegetable garden will appeal to anyone keen to grow their own. There is space to embrace the country lifestyle further, with a potting shed, garden room and adjoining tool shed already in place.
Tucked away at the far end of the garden, the home office offers an inspiring space in which to work, create or retreat. Built from sustainable English oak with cob infill and a sedum roof, it feels thoughtfully connected to its surroundings while providing welcome separation from the main house.
