Reed Hay sits just on the edge of the village of Lea, just a few miles east of the market town of Ross on Wye. Lea is a thriving village, with an unusually generous range of amenities, including a primary school, village hall, church, bus stop, village shop and pub-restaurant.

The surrounding area hosts some of the most beautiful scenery in the region, with plenty of walks available in the nearby Forest of Dean and the River Wye.

We bought Reed Hay as a father-and-son renovation project. It needed a huge amount of work, but we could immediately see the potential in both the property and its setting,” say the owners of this modernised country home.

Set in the rural village of Lea, near Ross-on-Wye, Reed Hay is surrounded by generous gardens and countryside. “The size of the property and grounds really attracted us,” they say. “It’s also wonderfully private, with plenty of distance between us and the neighbours and fields directly behind.”

The original part of the house dates from the mid-18th century, with Victorian additions giving it its present shape. Rendered and topped with a slate roof, the four-bedroom property is arranged over two floors. When the owners got the keys in May last year, it needed considerable updating. “It had been lived in for around 20 years without much maintenance and felt very dated and tired,” they explain. “We replaced all the floors and ceilings, fitted a new kitchen and bathrooms and replaced several windows.” With few original features remaining, the interiors have been kept simple and neutral. “We wanted to create a fresh blank canvas that someone else could easily put their own stamp on.”

One of the biggest projects was rescuing the old brick workshop. “It was quite dilapidated, but we didn’t want to lose it,” they say. “We repaired the brickwork, replaced the roof and windows and fitted new flooring and electrics.” The versatile building could now be used as an office, gym or annexe. The 27ft sitting room, with its two fireplaces, is ideal for entertaining, while the conservatory, updated with a solid slate roof, provides another relaxed place for meals or drinks. “There’s plenty of room for family and friends,” they say.

Outside, the established garden wraps around the property, with a large lawn, stone-built shed, paths, rose bushes and palms. “The previous owners clearly loved their garden,” they say. “There’s still a huge amount of outdoor space, even after extending the driveway.” Views from the rear stretch towards hillsides and woodland, while the front bedrooms look towards the village church and surrounding farmland.

The village offers a shop, pub and garage, while Ross-on-Wye is just a 10-minute drive away. “We’ve loved being able to walk straight from the door through fields and woods,” they say. “It’s a brilliant area for dogs, with so much nature on the doorstep and a real sense of peace and quiet.”
