"We've lived here for nearly six years now, and it's been a brilliant home for us. The bedrooms are a great size, even the box room is bigger than you'd expect, and the living room is such an inviting space to relax in of an evening. The kitchen gets loads of natural light too, which makes such a difference in the mornings.
Tweaking the attic was probably the best decision we made. We put a partition wall in up there, so as well as the third bedroom you get a proper extra space, we've used ours as a home office but it would make a brilliant walk-in wardrobe too. Oh, and we had the boiler replaced in 2023, so that's one less thing for whoever buys it to worry about.
The garden's been a real sun trap, it faces south so we've had some lovely evenings out there in summer. No one overlooks it or has a right of access either, which gives it a nice sense of privacy, and it barely takes any looking after.
Honestly though, it's the location that sold us. You're a short walk from some of the best independents Crookes has to offer, Sorrel's Cocoa Bakery for something sweet, Cloud Coffee if you need your morning fix, Lisboa, Tenaya, and Two Sheds for evenings out. Lydgate Park and Bole Hills are both close by too, Bole Hills especially has some gorgeous views. Schools are within walking distance, and you've still got easy access into town or out to the Peak District whenever you fancy it."
Step through the front door and you're straight into the lounge, a cosy spot with plenty of room to settle in. The chimney breast is the natural focal point, fireplace framed by bespoke shelving and storage on either side, and there's coving overhead to finish the room off nicely.
Past the bottom of the stairs, the kitchen/diner opens up as the heart of the home. There's space here for a proper family dining table, and doors lead both out to the garden and down to the cellar, handy for keeping the clutter out of sight. The kitchen itself is L-shaped and fitted with Shaker-style units, an integrated electric oven, gas hob and extractor, plus room for a tall fridge freezer and washing machine. Wash up at the sink and you're looking straight out over the garden.
Head upstairs to the first floor and you'll find two bedrooms and the bathroom. Bedroom one is a good-sized double at the front, with a decorative fireplace, a handy cupboard under the stairs, and a feature wall of stylish panelling. Bedroom three is currently set up as a nursery, though it would suit a home office just as well. The bathroom keeps things simple with a white three-piece suite: WC, wash basin, and a bath with a shower over.
Climb to the top floor and bedroom two awaits, another good double, lit from both front and back by Velux windows. Part of it has been sectioned off as a home-working nook, but it's easy to picture as a walk-in wardrobe instead, or you could remove the partition altogether and open the whole space back up.
Outside, a small forecourt at the front gives a little separation from passing foot traffic. Round the back, the garden faces southwest, so it holds the sun right through the afternoon and into the evening, perfect for barbecues, a few drinks with friends, or just a quiet cup of tea to start the day. It's paved and low maintenance, with raised beds tucked into one corner and an old outhouse now doing duty as storage. No rights of way from neighbours either, so it's all yours to enjoy.
