Land Classification and Soils

The land is classified as Grade 3 and 4 according to the Agricultural Land Classification of England and Wales. The soil type is classified as the Moreton series and the Fladbury 1 series described as clayey over limestone and seasonally wet deep clay respectively according to the Soil Survey of England and Wales.

Environmental Schemes

The majority of the farmland is entered into a Sustainable Farming Incentive (SFI) agreement, which commenced on 1st October 2025. The agreement includes a range of actions including nutrient management, hedgerow management and winter bird food options. The scheme is non-transferable so will terminate on transfer, thus enabling the alternative schemes to be applied for. Immediately to the south of the River Nene is the Upper Nene Gravel Pits SSSI, this adjoins the single field to the south of the river. The SSSI does not form part of the holding but Natural England have expressed an interest to support a Higher Tier environmental agreement to complement the surrounding wetland areas.

Wayleaves, Easements and Rights of Way

The property is being sold subject to and with the benefit of all rights including; rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies, easements, quasi-easements or wayleaves, and other rights and obligations whether referred to in these particulars or not. There are three public footpaths and a byway that cross the property. A gas main, a 11kV overhead electricity line and a 132kV high-voltage pylon line also cross the agricultural land.

Uplift

The land is sold subject to a 50% uplift in value of future non-agricultural development over the land shaded purple on the plan. The uplift runs for 25 years from 28th October 2025 and does not apply to farm scale diversification.
