The house is already really nicely presented, the garden’s been landscaped and there’s nothing crying out to be done, but there are still a couple of ways you could change things around in the future if you wanted to.
From the front you’ve got a good-sized driveway alongside the integral garage, and once you’re through the front door or the porch, you’re straight into the living space.
Originally, the lounge and kitchen/diner were two separate rooms, but the wall between them has been removed to open the whole ground floor up. The lounge sits at the front and it’s a really good size. You only need to look at the corner sofa in there to realise that. It’s absolutely enormous and there’s still plenty of room left around it. There’s also a media wall with built-in display niches and fire, giving the room a nice focal point.
From here everything opens through into the dining area and kitchen at the rear. There’s proper space for a dining table without it feeling like it’s been squeezed into a walkway, while the kitchen has a good amount of storage and worktop space. French doors then open straight onto the garden, so the whole downstairs works particularly well as one big sociable space.
And if you’re reading this thinking “Yeah, but I like a separate lounge”, that’s fine too. Put the wall back up. It was there before, and the layout gives you the option of separating the rooms again if open-plan living isn’t your thing.
The downstairs WC is just off the kitchen, tucked beneath the stairs, before we head upstairs.
And this is probably one of the biggest selling points of the house, all three bedrooms are doubles.
Not “three bedrooms” followed by everyone quietly agreeing that bedroom three is actually an office. Three proper, usable double bedrooms.
Bedroom one sits at the front and has plenty of space for a large bed and furniture, along with its own en-suite shower room. Bedroom two is another double and is currently being used entirely as a dressing room, but take the wardrobes away and you’ve got a really good second bedroom.
Bedroom three is another genuine double, while the family bathroom has a full-sized bath, WC and wash basin.
Outside, the rear garden has already been landscaped and is nicely set up for actually using rather than spending every weekend working on it. There’s a large artificial lawn through the middle, raised planted borders and paved areas, with a big decked section across the rear providing loads of space for outdoor furniture. Built-in bench seating gives you even more room when people come round, and there’s gated access down the side of the house.
Then there’s the garage.
Leave it as a garage and you’ve got plenty of useful storage. But if you need more living space in years to come, it’s sitting there as an obvious candidate for conversion, subject of course to the necessary approvals. Office, playroom, snug, gym, whatever becomes more important than somewhere to keep the lawnmower you no longer need because the garden has artificial grass.
And that’s what we like about Miners Way. Nothing needs doing, but that doesn’t mean there’s nothing left you can do.
No chain, three proper double bedrooms, an en-suite, open-plan living, a landscaped garden, driveway and garage. Move straight in now and worry about any grand plans later.
Location
Miners Way puts you on the Cannock Chase side of Hednesford, which means you get the convenience of the town without giving up easy access to all that open space.
For families, there are several schools close by, including West Hill Primary School on the Hednesford side of town and Pye Green Academy on Rosehill. For older children, Kingsmead School is in Hednesford, while Staffordshire University Academy is also nearby on Marston Road.
Everyday stuff is easy too. Hednesford town centre has a good mix of shops and amenities, with Tesco Superstore and ALDI both around Victoria Street, alongside Victoria Shopping Park. And when Cannock inevitably calls for the bigger shop, retail parks or a bit more choice, it’s only a short drive away.
One of the big lifestyle perks here, though, is Cannock Chase. The Cannock Chase Visitor Centre is on Marquis Drive in Hednesford, with walking and cycling trails, picnic areas and a children’s play area, while Cannock Chase Forest offers miles more woodland, mountain-bike trails and Go Ape.
For commuters, Hednesford railway station gives you the option of leaving the car at home, while the wider road network gives straightforward access towards Cannock, Stafford, Lichfield and the A5/M6.
So, you’ve got schools, shops and transport links all within easy reach, but Cannock Chase practically on the doorstep which is a pretty good combination when you want convenience Monday to Friday and somewhere decent to disappear to with the dog at the weekend.
