Description
There are houses that are tucked away, and then there is this. Turn off Craigton Road, follow a private lane towards the old Clober Farm and, almost without warning, you arrive at a tiny collection of homes that feels remarkably removed from the Milngavie surrounding it. Even people who have lived locally for years may not know it exists.
At its heart is this wonderfully individual stone cottage, believed to date from around 1725 and once part of the original working farm. Extended and adapted considerably over the centuries, it is now a deceptively substantial home arranged entirely on one level, with three or four bedrooms depending on how the accommodation is used. But its real magic lies behind it.
The rear garden is extraordinary. Large, mature and wonderfully private, it feels less like a conventional suburban garden and more like a secret garden that has evolved around the house. There are lawns, mature trees and planting, old stonework, a generous deck for eating outside and, further into the garden, handmade woven raised beds that form a particularly charming kitchen garden. Different corners reveal themselves as you wander through it, and the sheer amount of greenery makes it remarkably easy to forget quite how close you are to the centre of Milngavie.
The current owners inherited something considerably more unruly when they bought the cottage almost four years ago. What was described as an overgrown jungle has been carefully brought back to life rather than overly manicured, retaining the established planting and slightly wild character that makes the garden so special.
That connection with the outside continues throughout the house. The principal living room is a particularly good example. A huge picture window effectively turns the garden into the artwork, while a wood-burning stove anchors the opposite side of the room. It is a generous, comfortable space rather than a formal one, and leads naturally into the rest of the accommodation.
The kitchen sits alongside a bright dining and family area wrapped in glazing, with French doors opening directly into the garden. It is perhaps the room that best explains how the house is lived in: kitchen, dining table, somewhere to sit with a coffee and the garden all becoming part of the same space.
Elsewhere, the accommodation is unusually flexible. There are three good bedrooms, with the principal bedroom enjoying its own garden-facing sitting area with direct access to the garden. The living room could be utlilsed as a large fourth bedroom, allowing the generous central bay-windowed sitting room to fulfil the lounge function. A modern shower room, additional WC and useful utility space complete the accommodation.
The cottage has been carefully maintained during the present ownership. Alongside redecorating throughout, the owners have recoated the pitched roof, repainted the exterior and external woodwork, installed a new shower and wet-wall finish and introduced cork flooring to both bathrooms. More than anything, however, their attention has been lavished on the garden.
There is history here too, and quite a lot of it. The cottage and adjoining farmhouse once formed part of a working farm on land owned by the Lyle family, whose connection with the area also extends to the golf course nearby. During the Second World War the farm was requisitioned by the government and used as an Army headquarters while soldiers trained on the surrounding farmland. The owners understand that George Lyle, uncle of Scottish golfer Sandy Lyle and closely associated with the neighbouring golf course, also lived in the cottage for a period.
Today, only a handful of homes occupy this little enclave around the former farm buildings, with five sharing the private lane. It creates an unusual sense of seclusion for somewhere so well connected.
Milngavie town centre and its shops, cafés and railway station are readily accessible, a small shop and post office are around the corner and there are regular buses into Glasgow. Clober Primary School and Douglas Academy are both within 10 minutes walk. Both schools have well sought after places with strict catchment requirements and Douglas Academy was recently named as the Sunday Times Parent Power Guide Scottish State Secondary School of the Year 2026. Clober Golf Club is almost on the doorstep, and for those who would rather swap fairways for walking boots, Mugdock Country Park and the beginning of the West Highland Way are both close at hand.
It is difficult to neatly categorise this house, which is probably part of its appeal. It is nearly 300 years old but doesn’t feel precious; close to the centre of Milngavie yet remarkably hidden; and far larger than its cottage exterior initially suggests.
But ultimately, it is the garden that stays with you. From several rooms you don’t simply look out onto it, you feel surrounded by it.
