Description

Offered with no onward chain, this charming Grade II Listed semi-detached home sits in the peaceful Dorset village of Warmwell, surrounded by countryside and within a designated conservation area.

There is something immediately appealing about this house. From the traditional brick and stone exterior and wonderfully established cottage garden to the deep blue front door and beautiful diamond-leaded windows, it feels every bit the Dorset village home.

Step inside and there is just as much character, with timber details, traditional-style doors, deep window reveals and exposed timber lintels all adding to the personality of the house. It is also surprisingly light inside, with those lovely windows bringing plenty of natural light into the principal rooms.

The accommodation is generous too, with a spacious reception room, kitchen, separate utility, three bedrooms, family bathroom and an additional ground-floor room which works brilliantly as a home office or study.

A useful entrance porch provides somewhere to leave coats, boots and muddy shoes before heading into the main living accommodation.

The reception room is a particularly lovely space and larger than you might initially expect, with plenty of room for comfortable seating as well as additional furniture. At its heart is a wood-burning stove set within a traditional timber surround, while the large diamond-leaded window brings in lots of light and gives the room much of its character.

The kitchen feels completely at home within the property, with painted cabinetry, timber work surfaces, open shelving and slate-style flooring. There is an integrated electric oven, stainless-steel sink and drainer and space for a table, making this a practical everyday room without losing any of its cottage charm.

An opening leads through to the separate timber structured utility room, which is far more than simply a functional space. There is additional storage and workspace, a Belfast-style sink and plumbing for a washing machine, together with windows bringing in plenty of natural light. A glazed door opens directly onto the garden, making this a particularly useful everyday entrance after gardening, dog walks or muddy countryside adventures.

Also on the ground floor is the family bathroom, fitted with a white suite including a panelled bath, WC and pedestal wash basin.

A further room completes the ground-floor accommodation. Currently providing flexible additional space, it would make an ideal home office, study, playroom or hobby room depending on your needs.

Upstairs are three bedrooms, each continuing the character of the house with those distinctive diamond-leaded windows and lovely cottage proportions.

Bedrooms one and two are both comfortable doubles, with the principal bedroom also benefiting from fitted storage. The third bedroom provides a lovely child's room, guest bedroom or additional work-from-home space.

Outside is where this home becomes particularly special.

The garden wraps around the side and rear of the house and has all the charm you would hope for from a Dorset cottage garden, with mature planting, raised vegetable beds, fruit trees, established borders and wonderfully informal areas of colour.

What is particularly nice, though, is that amongst all that planting there is also a surprisingly generous and usable area of lawn, giving plenty of space for children, dogs or simply enjoying the garden.

Tucked amongst the planting is a paved seating area beneath a timber pergola, creating a wonderfully private and sheltered spot for a table and chairs. It feels like the sort of garden that has evolved over many years rather than being landscaped overnight, and that suits the house perfectly.

There are also two timber sheds providing useful storage and gated off-road parking – a particularly welcome addition with a village property.

At the rear of the garden, a pedestrian gate leads directly onto land belonging to the Warmwell Estate, adding another lovely connection with the surrounding countryside.

Warmwell is a small and picturesque Dorset village, approximately five miles southeast of Dorchester, surrounded by beautiful countryside yet still incredibly convenient for everyday life.

The neighbouring village of Broadmayne provides a village shop and post office, pub, first school, churches and garage, while Dorchester offers a much wider selection of shops, cafés, restaurants and leisure facilities, together with Dorset County Hospital and railway connections towards London Waterloo and Bristol.

The surrounding countryside provides plenty of opportunities for walking and cycling, while the Jurassic Coast and beaches around Weymouth are also within easy reach.

It is a location that gives you the feeling of proper village life without leaving you miles away from everything.

Our view

For us, this is a house you fall for before you've even opened the front door.

The blue door surrounded by flowers, traditional brickwork and those beautiful diamond-leaded windows give it the sort of character that simply can't be recreated in a newer home.

Inside, it hasn't been overly modernised or stripped of its personality – and we think that is very much part of its appeal. It feels like a proper cottage, with timber details, interesting little features and rooms that have evolved with the house rather than everything being made perfectly uniform.

There is still opportunity for the next owner to put their own stamp on things, particularly in areas such as the bathroom, but the house itself feels warm, light and incredibly welcoming.

We can imagine the wood burner going on a winter evening, muddy boots being left in the porch after a countryside walk and the doors thrown open to the garden in summer.

And the garden might just be our favourite part. Mature, slightly wild and wonderfully cottage-like, but with a genuinely useful expanse of lawn as well, it feels completely appropriate for the house and its setting. The tucked-away seating beneath the pergola is particularly lovely, while the additional access onto Warmwell Estate land makes the whole property feel even more connected to the countryside around it.

Add three bedrooms, a useful home office, off-road parking and no onward chain, and we think this offers a rather special opportunity for someone looking for a genuine Dorset village home – full of character, but still practical enough for everyday life.
