Oli and Liana are delighted to be instructed on this fabulous family home on Anson Road, a beautifully considered and extensively refurbished house with a wonderful south-facing garden, fantastic open-plan living space and a loft conversion that has created a brilliant principal bedroom at the top of the house.
The current owners bought the house in 2016 and, rather than rushing into a renovation, lived here for three years before undertaking the works. With a young family themselves, this gave them time to understand exactly how they wanted the house to work and you can really feel that in the finished home. It is practical, sociable where it matters and has been designed very much around everyday family life.
In 2019 the house underwent a major refurbishment. The ground floor was extended to the side and the rear squared off, while the original kitchen was opened into the existing double reception room to create one large and incredibly sociable living space. The result is a wonderful open-plan kitchen, dining and family room where cooking, eating, entertaining and relaxing can all happen together, while still retaining a sense of different zones within the room.
The renovation went far beyond simply extending the house. The roof was completely renewed and an additional bedroom created within the loft, all bathrooms were replaced, alongside a new kitchen, flooring and heating system, with the house fully redecorated throughout. The staircase was also extended upwards to the loft, allowing the existing stairwell window to be enlarged and bringing additional natural light through the centre of the house.
At the rear, large windows connect the living space beautifully with the garden. The rear ground-floor double glazing, first-floor bathroom window and all of the attic windows were installed as part of the refurbishment.
The garden is one of our favourite features. Facing south, it enjoys fantastic sunlight throughout the day and feels like a natural extension of the house during the warmer months. There is a patio for outdoor dining and entertaining, with an electric awning providing shade when needed, one of those additions you perhaps don't realise you need until you have one.
Practicality has also been carefully thought through. There is a separate utility area with an additional fridge/freezer, deliberately chosen by the owners over a wine fridge because, in a family house, the extra food storage is considerably more useful. There is also a downstairs shower and WC, with an electronically opening Velux above, while air conditioning has been installed in the bedroom upstairs.
What we particularly like about this house is that the refurbishment wasn't undertaken simply to sell it. It was created by owners who had already lived here, knew the house and then designed it around their own family. That makes a difference. The layout flows naturally and there is plenty of light throughout.
Anson Road is particularly well placed for enjoying both Willesden Green and Gladstone Park. The park is one of Northwest London's real assets, with its tree-lined avenues climbing towards fantastic views across London and Wembley. There are cafés, playgrounds and extensive sports facilities, including tennis courts, football and rugby pitches, making it an enormous bonus for families, runners and anyone who likes having proper green space close to home.
Willesden Green is a lovely neighbourhood, with a strong independent feel alongside all the everyday conveniences. Morning coffee and weekend pastries are well covered by GAIL's Bakery on Walm Lane, while local favourite Sanzio is a great option for relaxed Italian lunches and dinners. The wider high street includes Deli Beira, O'Farrells Family Butchers and a good selection of independent cafés, shops and services.
Families are particularly well catered for. Anson Primary School is actually on Anson Road itself and its 2024 Ofsted feedback highlighted the school's nurturing environment and strong sense of community. Other schools and nurseries across Willesden Green and the surrounding NW2 area provide further choice, while Hampstead and its independent schools are also within easy reach.
For a broader choice of shopping and leisure, Brent Cross is a short drive away, while the ongoing Brent Cross Town development is adding another dimension to this part of Northwest London. The masterplan includes 50 acres of parks and playing fields alongside a new high street, shops, cafés, restaurants, leisure facilities and public spaces. Claremont Park and Neighbourhood Square are already open, with the area continuing to evolve.
Willesden Green Underground Station is approximately half a mile away, giving access to the Jubilee line, while Cricklewood station is even closer at approximately 0.3 miles and provides Thameslink services. There are also numerous bus connections on and around Anson Road, making this an exceptionally practical part of Northwest London for getting around.
For us, this is exactly what a family house should be: generous, bright and thoughtfully designed, with a fantastic south-facing garden and a ground floor that really comes into its own when friends and family are around. It has been a much-loved home, substantially improved by its current owners and is now ready for its next chapter.
