Living in Wandsworth is fantastic with the amount of restaurants and bars in the area. Also train station is just here as well, with 15 mins roughly into Waterloo. There is works going at station so it can be noisy early on weekend and as we living in Aviator point, it’s right under us.
How has the building management responded to any problems or issues you have raised:
I had my wardrobe doors not working and Paulo Floriano put a fix request in for me and they came and fixed it within a week.
Please share one thing (or more) which you wish you had known before you moved in:
How late the trains run into the night as you can hear them.

It’s great, nice amenities at NA, all except the theft of bikes, broken into cars and security has been of concern
How has the building management responded to any problems or issues you have raised:
Paulo Floriano is absolutely fantastic and a real asset to New Acres Wandsworth. He is professional, prompt and always quick to find solutions when problems arise. He genuinely goes above and beyond to help wherever he can, and if something is outside his remit, he will always do his best to find someone who can help. What makes Paulo stand out even more is his warm, friendly and approachable nature. He is very well liked by everyone at New Acres and is truly appreciated by all of us. Thank you, Paulo, for everything you do. Your hard work, kindness and willingness to help never go unnoticed!

Avoid residence on the recycling side, there are lots of different layouts, find one that is suited to your individual needs

The area has a good range of local shops, restaurants and cafés, with plenty of options within walking distance. There are also several parks and open spaces nearby. Public transport is convenient, with good access to buses and tram services, although traffic can sometimes cause delays. The street is generally quiet and pleasant, with reasonable parking availability. Bin collections are usually reliable, and there are no major issues with anti-social behaviour, although traffic noise can occasionally be noticeable.
How has the building management responded to any problems or issues you have raised:
Building management has generally been helpful and responsive when problems are reported, addressing issues in a professional and timely manner.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how busy the building can get during peak times. I would also recommend checking the parking arrangements, bin collection areas and building facilities beforehand, as these can make a noticeable difference to day-to-day living.

Before moving in, I wish I had known more about how the building operates day to day, particularly the management process, facilities and communal areas. A viewing gives a good impression of the property, but it is also worth asking about maintenance procedures, service charges, noise levels and how quickly issues are usually resolved. Overall, I would recommend speaking to existing residents for practical insights before moving in.
