The cottage is in the hamlet of Nuffield, which lies in peaceful countryside, close to Nettlebed and Stoke Row villages. It is 7 miles from Henley-on-Thames. Nuffield has a National Trust house, a local craft cafe, a golf course and a church.
The village of Nettlebed is an historic village with a good range of facilities including a doctors surgery, primary school, cafe, local pub, shop and church. The town’s station provides a link to Reading and Twyford with fast services to London Paddington (28 minutes). The Elizabeth Line allows direct access to the City, West End and Heathrow.

Upstairs, the ceilings are high. The main bedroom has a large window with a view over the fields and there are built wardrobes on both sides. The second bedroom also has a built in cupboard and the same view. The third bedroom has a rear-facing view. They share a modern family bathroom with a bath and shower over. It has an exposed beam ceiling and a velux window. There is an additional space which is currently used a playroom but which may be converted to additional bedroom space, if required, STPP. There is also a part-boarded loft for storage.
OUTSIDE SPACE
The front of the property is pretty, set back in its grounds with a pale gravel driveway and a hedged front garden with a path leading to the front door. The home office is also at the front and provides a work space with light and power as well a super-fast broadband.
The garden is west facing and has been beautifully landscaped. There is a lower decked area with a lounge section close to the house.
