Description

A RARE OPPORTUNITY TO ACQUIRE A SUBSTANTIAL FIVE-BEDROOM DETACHED FAMILY HOME ON ONE OF TODDINGTON'S MOST SOUGHT-AFTER ROADS, WITH EXTENSIVE GARDENS, DOUBLE GARAGE AND SHARED OWNERSHIP AND ACCESS OF APPROXIMATELY SEVEN ACRES OF WOODLAND

Rarely available to the market, properties on Wentworth Gardens are highly sought after, making this exceptional five-bedroom detached residence a truly special opportunity for a thriving family looking for space, privacy and something increasingly difficult to find.

Set within one of Toddington's most desirable residential roads, this impressive family home combines generous and versatile accommodation with extensive outdoor space and the remarkable benefit of ownership of approximately seven acres of woodland beyond the rear garden.

From the moment you arrive, the property's scale is immediately apparent. A substantial driveway provides ample off-road parking and leads to the double garage, while the attractive frontage creates an impressive introduction to the home.

Inside, a large entrance hall provides a wonderful sense of arrival and leads into a series of spacious and versatile reception rooms. The ground floor has been designed around modern family living and entertaining, with a generous lounge, separate dining room, dedicated study, kitchen and conservatory.

The impressive lounge provides a comfortable principal reception space, whilst the separate dining room is ideal for family meals and entertaining. The dedicated study offers an excellent environment for home working or a quiet retreat, while the conservatory creates an additional versatile space overlooking the extensive gardens.

Upstairs, there are five well-proportioned bedrooms, including two bedrooms with their own en-suite facilities, together with a family bathroom. The accommodation offers the flexibility that modern family life demands, providing plenty of room for children, guests, home working and hobbies.

A GARDEN AND WOODLAND SETTING LIKE NO OTHER

The outdoor space is undoubtedly one of the property's greatest attractions.

The substantial extended rear garden provides an impressive private setting, offering plenty of room for children to play, entertaining friends and family, or simply enjoying the outdoors.

Beyond the garden lies a particularly rare and special feature- you will joint own approximately seven acres of woodland with five other neighbouring properties. The owners contribute towards the maintenance of the woodland and benefit from access to this wonderful additional space.

For a growing family, the possibilities are exceptional. The woodland provides an abundance of opportunities to explore, enjoy nature and create lasting family memories, whilst offering a wonderful sense of space and connection to the outdoors that is rarely found with a village home.

A COVETED ADDRESS IN TODDINGTON

Wentworth Gardens is one of Toddington's highly sought-after residential roads, with properties rarely becoming available to purchase. Its established setting and desirable homes have made it a particularly popular choice for families seeking a long-term home within the village.

Toddington offers an appealing balance of traditional village character, community and countryside, whilst providing excellent connections for commuters and families. Local amenities, independent businesses, pubs and everyday facilities are readily accessible, while the surrounding Bedfordshire countryside offers plentiful opportunities for walking, cycling and enjoying the outdoors.

The location is also particularly well connected. The M1 is easily accessible, providing convenient road connections towards London, Milton Keynes, Luton and Bedford. Nearby Harlington railway station offers access to the Thameslink network, providing connections towards central London, including St Pancras International and Farringdon.

London Luton Airport is also within convenient reach, making the location particularly attractive for those who require excellent domestic and international connectivity.

The result is a location that offers an enviable balance of village living, countryside, connectivity and family lifestyle.

A RARE FAMILY OPPORTUNITY

Homes offering this combination of scale, location and outdoor space are exceptionally uncommon. Add the rarity of a property becoming available on Wentworth Gardens and the unique benefit of access to approximately seven acres of woodland, and this becomes a truly distinctive proposition.

This is a home for a family looking to grow, entertain, explore and enjoy everything that a substantial village property can offer.

With generous living accommodation, five bedrooms, two en-suites, a study, conservatory, double garage, extensive gardens and access to an extraordinary woodland setting, this is a rare find for a thriving family seeking space, lifestyle and longevity in one of Toddington's most desirable addresses.

About Urban & Rural Property Services, Toddington

16 High Street, Toddington, LU5 6BY
Industry affiliations:

Toddington is a beautiful village designed and built around a large central green which provides a delightful focal point for the almost 5,000 residents that call it home. It is positioned five miles north-north-west of Luton, four miles north of Dunstable and six miles southwest of Woburn and offers superb commuter access to the M1 as well as the nearby mainline railway stations in Harlington and Flitwick.

Dating back to the thirteenth century the village now offers a vibrant, bustling feel, combined with an authentic sense of community and has a wide range of shops including hairdressers, beauty salon, opticians and traditional bakers. It is also well served by three public houses, The Oddfellows, The Bell and The Griffin, in addition to Red Chilli offering high quality Indian cuisine.

Schooling within the village operates on a three-tier system with St George's Lower positioned on Manor Road, Parkfields Middle nestled in Park Road itself before moving onto Harlington Upper School located less than three and half miles, or 8 minutes, away, with all having a particularly good reputation.

On the Northern edge of the village is Toddington Manor which is a stunning Tudor Manor house with a deep, rich history predating the Norman invasion of 1066, visited by Elizabeth I in 1563 where she knighted the owner, Henry Cheney. In more recent, light hearted village history Kevin McCloud, presenter of TV show Grand Designs was born and raised in Toddington, English poet William Blake is said to have drunk in the, now converted, Angel pub, whilst child actor Jack Wild, best known for his role as the Artful Dodger in the film Oliver is buried in the parish cemetery.
