Everything useful is within a 5 minute walking distance, with an Aldi, gym, bars, restaurants etc. Also public transport is close by, and taxis are readily available.
How has the building management responded to any problems or issues you have raised:
Yes, and resolved them very quickly, with their own on-site maintenance team.

5Please tell us about the good and bad aspects of living in your local area:
Living in NQ especially on the specific area where the Astley is located is great. Walking distance to all major restaurants and bars allows you to choose between a more calm environment like Ancoats but also the very lively NQ on a weekend. Big affordable supermarkets and gyms in the area make it very easy to live in the city. The only issue in the area is probably the constant construction of new developments however the double glazed windows do a good job keeping the noise down.
How has the building management responded to any problems or issues you have raised:
Very quickly and any issues that were more difficult to repair they were always trying to find a good temporary solution until the contractor could fix the issue. Everything was usually dealt with in a few days
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew that flat would get so warm in the summer. I chose the flat with the best view out of the two I viewed in the building but I believe if I knew that it would be warmer during the summer maybe I would have chosen the other flat.

Overall, I am very happy with the local area. There is a good range of shops, restaurants and other amenities nearby, and transport links are convenient and easily accessible. The surrounding area is generally pleasant to live in, and I have no significant concerns regarding traffic, noise or the general neighbourhood. My only recurring concern relates to rubbish being improperly left in the communal bin chute area within the building. As mentioned in my previous feedback, some residents leave rubbish bags beside the chute rather than disposing of them correctly, even when the chute is fully operational. This can create unpleasant smells and potential hygiene and pest concerns. I would describe this as a resident behaviour issue rather than a problem with local bin collections, as the issue is caused by individuals not following the building's waste disposal rules. Aside from this particular concern, my experience of the local area has been positive and I find it a convenient and enjoyable place to live.
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive when I have raised concerns. In relation to the recurring rubbish issue, they arranged for the cleaning team to remove waste, increased security patrols, installed signage reminding residents of correct waste disposal procedures, and advised that residents responsible for breaches could potentially be charged. I appreciate these responses, particularly the efforts of the cleaning and security teams, and I do not consider the issue to be a failure of the frontline staff. However, my concern is that much of the response has been reactive rather than preventative. Even after signage was installed, some residents continued to leave rubbish bags beside a fully operational chute. Repeatedly removing the bags solves the immediate mess but does not address the behaviour causing it. I have therefore asked management for clarification on how offenders will be identified, what consequences apply when tenancy rules are breached, and how those rules will actually be enforced. In my view, effective building management should not only clear problems after they occur but also address repeated behaviour so that the same issue does not continue. Overall, management has been responsive and willing to communicate, which I appreciate, but I would like to see stronger follow-through and enforcement where repeated breaches of building rules continue.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that, while the building itself, facilities and location are generally very good, the experience of living here can sometimes depend on how responsibly other residents use the communal areas. For example, I have experienced repeated problems with residents leaving rubbish bags beside the bin chute despite the chute being fully operational and signage clearly explaining the correct disposal procedure. Management has responded to my concerns, but changing residents’ behaviour can be more difficult than simply resolving a maintenance issue. My advice to a new neighbour would be to familiarise yourself with the building rules and facilities when you move in, and to report recurring communal issues to management rather than assuming they will automatically be noticed. Overall, I still find it a convenient and pleasant place to live, but I wish I had known more about how communal rules are followed and enforced before moving in.

We will continue to review this matter and work towards longer-term solutions that support a positive living experience for all residents, we will review out waste management and how we can improve this to reduce fly tipping and work together as a community to resolve this. We are able to communicate to our residents via the My Grainger app and able to investigate where any fly tipping does take place. 5Please tell us about the good and bad aspects of living in your local area:
The Mint is located next to the train station (aprox 5 minutes walk) that has a coffee shop and M&S food. You'd find the cinema across the road from the station. It is just 15-20 minutes walk to the center. The street is usually quiet in the night, you can hear the trains but not the noise that would keep you from sleep. The building has its own parking from both cars and bicycles. The bin room collection is in good condition, always clean, but sometimes you will find most of the recycling bins full.
How has the building management responded to any problems or issues you have raised:
They work on it as soon as possible, because they need to set an appointment to fix any thing that needs fixing. Until now and hopefully never, I haven't face any major problem or issue.
Please share one thing (or more) which you wish you had known before you moved in:
If you have a terrace in your property, you need to find a way to keep the spiders out. I stopped opening my terrace door because of it. Buy a trolley if you don't have a car to help you with your everyday/weekly grocery. If you're depending on the WiFi, make sure you contact the company asap cause the information written on the broadband wasn't correct.

Very good area surrounded by shops, restaurants and a gym. Couldn’t ask for a better location. Everything is a walking distance so no transport needed.
