Description
Henry Workman, was a local dignitary, who was Evesham Mayor and with many philanthropic contributions to the community, built the Workman Bridge over the river in the mid 1850's. He also owned Avon House.
From humble cottage origins in the 17th century, Workman developed two additional wings, introduced the classic Victorian features retained to this day: and created the now over 5000 sq. ft home that our clients have enjoyed for decades, as a family home.
The accommodation is set across three floors, gently banked into Clarks Hill. This area is believed to have long been part of Evesham’s agricultural landscape, with local monks tending orchards and vineyards. Some of these orchards are now the tranquil location for the park home development, Parklands, and provides the approach to Avon House. Here, there is still a generous garden, offering pleasure and produce, from Verbena to vegetables. The core of the garden is on the approaching westerly side, and Workman also created a classical pilaster porch and introduced decorative iron balconies: from the southerly rooms, which enjoy the River Avon view. This was during the heyday of steam transport and alongside the railway track from Bengeworth ( Hampton ) station. This long defunct line is now owned by Severn Trent and dog walkers, runners, and the construction of the new pedestrian bridge, now form the north easterly vista from the house.
This cherished and Grade 11 listed home, enjoys working window shutters, flagstones and a wealth of other character features but also represents the opportunity to create a contemporary 21st century home, within the protected framework. The current dining room with balcony doors, might be a sitting room, while the studio perhaps a dining room. There is also the separately accessed Hayloft, currently a tenanted one-bedroom duplex flat, separately accessed, but also with a door connection for a combined household. Also, ideal for a teenager or the homeworker. Not to be overlooked, are the six attic rooms that offer considerable further potential.
In summary, Avon House is truly the rare opportunity to acquire, a substantial piece of local history: an individual home looking for an individual buyer.
FOOTNOTE - Parklands is a tranquil development, occupied by people largely of retirement age. We encourage buyers to initially take an online satellite view, rather than disturbing the residents with traffic flow towards Avon House. Thank you.
