Description

Hidden away at the end of a long private driveway in the very heart of East Bridgford, this individual, architect-designed home offers around 4,000 sq ft of accommodation on a secluded and fully enclosed plot of approximately a third of an acre. Completed in 2005 for the current owners, who wanted the character of a traditional country village house with the space and comfort of a modern one, it was designed by renowned local architect Alan Heafford and built using the best materials available. It is a testament to the quality of its construction that, more than twenty years on, it still feels like a new home.

Gated access opens onto a large paved driveway to the front with parking for up to seven cars, and a substantial double-fronted garage with room for three more and integral access into the house. Inside, the tone is set by a striking hallway with a wooden floor, an extra-wide front door, floor-to-ceiling windows and a beamed staircase rising against exposed brickwork. Solid oak ceiling beams and exposed brick run throughout the house, and brand new carpets have just been fitted.

The heart of the home is a huge open-plan kitchen, dining and living space, with extensive cupboard storage, a large island, a gas oven set within a brick and beam surround, and six floor-to-ceiling windows and doors opening onto the patio. There are four further reception rooms: a large lounge with a brick and beam fireplace and its own doors to the patio, a cinema room, a beamed gym or formal dining room, and an office with a broadband connection. A downstairs cloakroom completes the ground floor.

Upstairs, an open landing with full-height windows to the front leads to five large bedrooms. The principal suite is substantial, with a dressing area, an ensuite with a freestanding bath and double shower, and doors opening onto a large glass and stainless steel balcony. Bedroom two has custom wardrobes, an ensuite shower room and ladder access to a boarded loft offering extensive storage, while bedroom five, set over the garage, has an ensuite bathroom. Two further double bedrooms share a large family bathroom with twin sinks, a bath, a separate shower and walls panelled in Farrow & Ball Stiffkey Blue. Also on this floor are a large boiler room with storage and an American-style utility room, plumbed for a washing machine and dryer, so the laundry never has to travel up and down the stairs.

Outside, the whole rear of the house opens onto a 100 m² walled patio with built-in power and lighting. It faces west, so it enjoys the sun all afternoon and evening. Extensive yet easily maintained gardens lie to the side and rear, and the plot is extremely private and secure.

What truly sets this home apart is where it sits. A plot in the very centre of a village like East Bridgford almost never comes up. This one is moments on foot from the village shop, newsagent, post office, salon, medical centre, St Peter's primary school and nursery, and the Royal Oak, with Butts Field and its cricket club, tennis, bowls and children's play area only a short walk away. It is a village with a strong community, with countryside walks from the doorstep and the River Trent within walking distance. For everything else, Bingham is around five minutes away, Radcliffe-on-Trent is close by, and the A46 and A52 bring Nottingham, Newark, Grantham and Leicester within easy reach, with onward links to the A1 and M1.
