Description
Swinnie Farm presents a rare opportunity to acquire a productive and versatile mixed farming unit extending to approximately 271.53 Ha (670.95 Acres), situated in a private yet accessible rural location within the Scottish Borders. Enjoying direct access from the B6357, the property comprises a modern three/four-bedroom bungalow, a steel portal frame agricultural building and an extensive block of productive farmland complemented by areas of amenity woodland.

A number of enclosures have historically supported cereal cropping, demonstrating both the versatility and productive capability of the land.
Traditionally operated as a livestock farm, Swinnie Farm is ideally suited to sheep and beef enterprises, benefiting from a combination of productive pasture, natural shelter and useful fixed equipment in the form of a modern farm shed and adjacent yard area which is utilised for fodder storage and as a practical sheep and cattle handling area. There are several areas of established mixed coniferous and broadleaved woodland located throughout the holding, providing valuable shelter for livestock, enhancing biodiversity and contributing to the overall amenity and environmental appeal of the property.
The modern farmhouse provides spacious and comfortable family accommodation over one level and enjoys an attractive rural setting overlooking the surrounding countryside.
Farming History
The current owners have farmed Swinnie Farm since 1960, and established a successful mixed farming enterprise on the holding. Swinnie Farm has historically supported a flock of approximately 500 to 600 breeding ewes alongside a herd of around 50 breeding cows, making full use of the farm’s balanced mix of productive arable, pasture and grazing land. The in-bye land has been carefully managed through a programme of regular rotational reseeding, helping to maintain both productivity and forage quality. In addition, parts of the farm have also been utilised for spring barley production.
Method of Sale
Swinnie Farm is offered for sale as a whole.
