DESCRIPTION

Set on the southeastern fringes of Wells and benefitting from direct views over playing fields and Tor Woods, is this recently extended family home. This versatile property was extended to the side and rear in 2024 and briefly comprises; an open plan kitchen/dining/family room, utility room, snug/playroom, WC,  four bedrooms, shower room, family bathroom, south facing garden and off road parking for three to four cars.

Upon entering is a hallway with staircase to the first floor and a cloakroom with WC neatly tucked under the stairs.  The bright sitting/dining/family room runs across the rear of the house with views over the garden and playing fields beyond.  This open plan space naturally divides into distinct areas.  The sitting room offers plenty of space for comfortable seating and features a wooden mantlepiece with polished slate hearth, shelved alcoves, a bay window with views over the garden towards Tor Woods along with a glazed door leading to a patio and gardens beyond.  Open to the sitting room is the kitchen/dining room. The recently fitted kitchen (2024) comprises a range of Shaker style cabinets finished in a stylish mid blue and topped with quartz worktops.  The kitchen features a sink with spray hose tap, open shelving, a range cooker (available by negotiation), full height pantry cupboard and integrated appliances including dishwasher, eye level combi microwave oven and Bosch extractor hood along with space for an American style fridge freezer. There is a dual aspect, again with marvellous views and space at the far end for a dining table to seat six to eight people.  Leading from the sitting area is the snug/playroom, this versatile space with window to the front, could also be used as a study, if desired.  Adjacent is the utility room with window to the front, door to the side, sink and space for both a washing machine and tumble dryer.

On the first floor are four double bedrooms, a shower room and the family bathroom.  The principal bedroom is a generous sized double with dual aspect, lovely views, panelled feature wall and plenty of space for bedroom furniture. Also enjoying the view to the rear is a double bedroom with coved ceiling and built-in cupboards.  To the front are two further double bedrooms.  The shower room comprises a corner shower enclosure, WC, vanity basin, towel radiator and shelf.  The well-appointed family bathroom features a large freestanding tub on a raised plinth, patterned floor tiles, WC and countertop basin on a waney edge wooden shelf.

OUTSIDE

To the front of the house is a driveway offering parking for three to four cars.

To the rear, accessed from the dining area, is the south facing patio with space for outdoor furniture and entertaining. Adjacent to the terrace are stone steps leading down to the main part of the garden, again south facing.  The garden is mainly laid to lawn with borders of mature shrubs and trees. to one side is a paved patio with Pergola above, making a lovely spot for outdoor furniture and entertaining.  Within the garden are two wooden sheds and an undercroft storage area.

Tucked behind the shed is a gate opening to a small pedestrian bridge, crossing a stream. This leads to a footpath running alongside Tor woods, with Horrington in one direction and The Bishops Palace and city centre in the other.

Please note: The bridge does not fall within the boundary of the property.
