Description

2 The Croft is an extended and improved three-bedroom home in the village of Broad Hinton.

The house has been sympathetically modernised and is arranged over two floors. The sitting room has a wood-burning stove and leads through to a home-office area with French doors opening onto the rear garden. A porch provides space for coats and shoes, and a large dining room, with space for a ten-seat table and sideboard, opens into the fitted kitchen. There is also a separate utility room and a ground-floor WC.

On the first floor, the principal bedroom has fitted storage and an en-suite shower room. There are two further double bedrooms and a refitted family bathroom.

Outside, there is a mature garden to the front and driveway parking. A path along the side of the house leads to the rear garden, where the oil tank and log stores are located. The house backs onto a neighbouring paddock, with farmland beyond.

Broad Hinton is a village on the edge of the Marlborough Downs, within the North Wessex Downs National Landscape. It has a Church of England primary school, rated Good by Ofsted, as well as St Peter ad Vincula church, The Crown pub and La Strada, an Italian restaurant. The village hall is at the centre of village life and hosts a wide range of clubs and community events, including the village drama group, fitness classes and a youth club. There is also a cricket club. The market town of Royal Wootton Bassett is approximately 5 miles away and Marlborough approximately 8 miles, and both offer a wider range of shops, services and secondary schooling. Swindon is around 6 miles to the north-east, with mainline rail services to London Paddington, and Junction 16 of the M4 is approximately 5 miles away. The Ridgeway National Trail, the Hackpen Hill white horse and the Avebury World Heritage Site are all close by.
